The position: Leasing Associates are responsible for the leasing, marketing and maintaining positive resident relations. Leasing Associates handle the signing of leases, and act as a landlord for property owners. The Leasing Associate will also perform clerical work involving routine challenges with initial applications for housing, rent collection, maintain occupancy for public housing developments, and re-certification of other assisted housing tenants

Responsibilities Ensure the model apartments and target apartments are ready for show and maintaining work areas, common areas and office in a clean and orderly mannerComplete lease form or agreement and collect rental depositMarket the property effectively by answering questions, conducting tours, and promoting community amenitiesHave a thorough knowledge of lease terms, specifications and all community policiesCompletes move out of residents as per the Admissions and Continued Occupancy Policy (ACOP).and SOP’s. Maintain a working knowledge of Housing Authority policy and  procedures to assure residents have a clear understanding of changes that may affect their residencyRegular “shopping” of competitive properties and remaining knowledgeable of market conditionsDevelop and maintain an on-going resident retention program under direction of Property ManagerMaintain all resident and property filesCourteous and efficient handling of resident requests and complaintsMaintain a professional appearance and attitude at all times Qualifications

Education & Experience:

Qualified candidates will have 1+ years tax credit experienceProperty leasing, sales and/or customer experienceHUD rules and regulations, as well as policies and procedures of low-income housing programsExcellent follow up skills via email and phoneOnesite experience a plusExperience with Microsoft Office Suite including Word and Excel

Physical Requirements:

May be required to sit for extended periods of time while working at a deskMay be required to climb stairsMust be able to read documents, computer screens and dataMust be able to hear and understand verbal communications in person and over the phone or computerMay occasionally be required to lift or carry items such as files or office supplies weighing up to 20 poundsMust be able to use mobile devices and applications for work-related tasks

Work Environment:

This role is based on site, primarily in an office setting but may require at times that the employee spends some time outside with exposure to the elements.The office is an open setting which may include bright lights, constant noises and distractions.
