Position Overview
The Leasing Manager is crucial to the success of the community and reports to the Property Manager working closely with regional leadership on the coordination of community marketing, leasing, and renewal strategies that continually ensure occupancy and renewal rates at maximum levels. Working as an influential and conscientious leader this position is responsible for managing the front-of-house operations, supervising a team of Leasing Consultants, and driving productivity through focus on customer service and a strong ability to execute on established goals. The Leasing manager will share responsibility for the overall execution of policies, procedures, and programs that ensure a well-managed and maintained community. The ideal candidate will have a demonstrated ability to lead, train, motivate, and hold accountable direct reports. Additionally, this candidate will have an aptitude for the development and execution of marketing plans and dissemination of data to make recommendation on leasing and renewal strategies, rents, and concessions. Ultimately the Leasing Manager is responsible for full oversight of the entire leasing process from first contact and processing of rental applications through lease renewal and beyond.
Essential Functions and Responsibilities
Oversees the marketing and advertising of vacancies through various advertising channels to attract potential residents.Provides tours and information to prospective residents and maintains exemplary personal conversion and closing ratios. Guides the activity and operations of the leasing team to ensure revenue and occupancy goals are achieved. Organizes meetings during which leasing operations are discussed and goals are communicated identifying solutions necessary for achieving occupancy targets. Leads, trains, and motivates leasing team to meet and/or exceed closing and renewal benchmarks. Oversees the processing and approval of rental applications and lease documentsConducts surveys of the market to obtain information on competing properties, rental rates, and other trends that pose threats and opportunities that affect occupancy and rents. Ensures the proper documentation and storage of leasing filesProvides required reports and maintains records according to company policy. Maintains contact with clients during their residency to oversee their welfare and assist in resolution of issues through responsive supportInspects regularly common areas, model units, leasing office, and community spaces to ensure best-in-class condition. Assists Sr. Property Manager with rent collection, receipting, preparing deposits using OneSite property management software. Organizes and files all relevant reports, leases, and paperwork.Accepts service requests from residents and routes to maintenance for prompt processing.Ensures property's filing system is maintained daily, including applicant/resident, accounting, vendor, and contract files.Assists the Sr. Property Manager with all on-site property operations.Secure tenant renewals at the highest rate possibleMaintains a positive customer relations attitude.Physically inspects units and Community. Must be knowledgeable of all phases of leasing and resident retention.Evaluates lease renewal rate opportunities each month. Creates innovative marketing ideas for marketing the Community and improving resident satisfaction.Remains current on and compliant with the policies and laws affecting the Community's marketing and leasing.Ensures the property is leased at or above market occupancy at proper rent levels by showing and leasing apartments when the leasing agents may be unavailable.Assists Property Manager in ensuring all property marketing is current, accurate, and at its optimal appearance and performance.Knowledge of state and local landlord/tenant laws.Excellent verbal and written communication skills.Must have strong computer experience in MS Word, Excel, and Outlook; Onesite experience a plus.Must be thorough, reliable, responsible, honest, organized, flexible, and service oriented.Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.
Required Education and Experience
3+ years’ experience in property management with the ability to motivate staff and communicate effectively.Excellent problem solving, listening, and reasoning skills.Ability to empathize with residents and staff while still enforcing community rules and policies.Demonstrated ability to work effectively with Microsoft software applications and Onesite software.Proficient in reading and writing English.High school diploma or equivalent.Must be willing and able to travel. Generally, travel commitments are 1-3 days maximum; however, they may occur weekly.Excellent communication skills are critical, including verbal and written.Must possess superior customer service, communication, and interpersonal abilities.Ability to analyze complex problems, propose workable solutions, and implement corrective actions in all situations.Able to influence effectively; gain support for new ideas and approaches across multiple stakeholders with varying agendas and shifting prioritiesSolid understanding of data analysis, budgeting, and business operations.Superior analytical and problem-solving capabilities.A strong strategic and business mindset.Excellent organizational skills.Work Conditions & Physical Demands
Work is performed indoors and outdoors in a residential setting with regular exposure to cold, heat, noise, people, and equipment. Able to work independently or as a team member and support managers with special projects. Strong collaboration skills – works well across functional areas—excellent relationship-building skills; able to collaborate with various levels of the organization.
