Schedule & Compensation:
Hours: Monday through Friday, 8:00 AM to 5:00 PM - Flexible Schedule
Ability to work longer hours during peak season (July and August)
Salary Range: $45,000.00 - $60,000.00 per year
Responsibilities:
Leasing & Marketing:
Schedule and perform property showings for prospective residents
Manage and respond to daily leads promptly and professionally
Assist prospective residents with completing applications
Ensure all listings are active, up-to-date, and include high-quality photos and details
Conduct daily inventory walks to ensure all vacant units are "show-ready"
Act as the subject matter expert for the community's sub-market, keeping up with competitive properties and local employment trends
Report key performance metrics, including unit availability and pricing recommendations, to the Portfolio Manager
Resident and Owner Relations:
Review all lease agreements; proactively contact residents for renewals and lease retention
Monitor upcoming lease renewals, reaching out to residents to encourage re-signing
Provide exceptional customer service to current residents by assisting with work orders, rent payment inquiries, and escalations
Address resident concerns and resolve issues as needed
Issue and serve HOA violations, confirm corrections, and handle any required follow-up
Post necessary notices at the community upon request
Work with Assistant Property Manager (APM) and Portfolio Manager (PM) to resolve outstanding resident matters such as renters' insurance, utility concerns, and habitability issues
Maintain professional composure while handling challenging situations and difficult conversations
Demonstrate advanced boundary-setting abilities while maintaining positive relationships
Community Management:
Coordinate monthly and quarterly community events to foster a positive community atmosphere
Conduct daily community inspections, addressing concerns such as construction issues, resident violations, and landscaping upkeep
Perform occupancy checks as needed
Collaborate with the Facilities and Service Supervisor to address exterior property concerns, complete move-in preparation, and manage market-ready inventory
Effectively prioritize and manage multiple competing demands while maintaining quality of service
HOA Management:
Report and collect HOA dues
Identify and report HOA violations, ensuring timely communication and correction
Coordinate with other departments to ensure compliance with HOA standards and regulations
Working hours: 8:00 AM - 5:00 PM
Skills:
Leasing License or Community Association Management (CAM) license
Fair Housing regulation knowledge
Previous customer service or sales experience
