Description:Maintains Medical Center facilities to enhance healthcare, medical education and medical research missions by performing skilled maintenance, repair, installation, and fabrication tasks at the journeyman skill level for piping, fixtures, and equipment used in the distribution, drainage, and ventilation of water, water-carried waste, air, gas, and other liquids in complex building systems and components. * The lead plumber is frequently assigned the more complex problems for correction and regularly performs administrative and supervisory tasks to assist the Supervisor.

FACILITY REPAIR – Provides timely and proper response to assigned service calls and work orders to maintain a safe and efficient facility environment. Typical tasks include, but are not limited to: Evaluating malfunctions in complex plumbing systems, developing solutions, and taking corrective action. Repairing, replacing, or installing piping and related building plumbing fixtures, pumps, pipes, valves, filters, toilets, lavatories, showers, back flow preventers, including the performing caulking in relation to repairs or replacement of fixtures. Using appropriate methods and equipment to unclog drain lines .Inspecting, testing, installing, maintaining and repairing building fire safety sprinkler systems and components. Repairing and maintaining building and campus water supply and sewer systems, including fire hydrants. Installing, repairing, or maintaining specialized equipment such as stills, reverse osmosis and demineralized water systems. Developing and fabricating innovative methods, components and equipment to meet specialized needs. The ability to crossover as necessary with pipefitters as deemed necessary by assignment/issue.

FACILITIES INSPECTION/PREVENTATIVE MAINTENANCE – Supports the

plant maintenance department's objective to minimize the adverse impact facility deficiencies might have on building occupants by performing timely, complete, and accurate facility inspections and preventive maintenance, at a level just above that expected of a journeyman.  Typical tasks include, but are not limited to:

Conducting assigned work orders to inspect facility condition of various building

plumbing components, e.g.pumps, valves, drains, traps, filters, shower motors, and various plumbing fixtures. Completing assigned preventive maintenance tasks ina workman like manner. Providing supervisor with complete, accurate, and timely reports and recommendations from inspections, especially when findings indicate that follow-on action is required. Preparing complete, accurate, and timely estimates of time and materials required to correct problems identified. Performing tests for Legionella as necessary. Making recommendations to supervisors to improve the inspection/ preventive maintenance program effectiveness. CUSTOMER SUPPORT – Promotes customer satisfaction by assisting building tenants in resolving facility related problems with involve plumbing work. Typical tasks include, but are not limited to: Working effectively with representatives of customer departments to define facility problems, develop and evaluate alternative solutions, and execute correction or installation in a manner that supports the customer department’s mission. Providing complete, accurate, and timely estimates of time and materials required to support special customer requests. Promoting effective communications with customer departments in a manner that enhances the plant maintenance department’s reputation. May assist plumbers based upon the urgency or necessity of performing work in a manner that avoids unnecessary disruption of customer activities, during emergent situations. This crossover coverage will not displace the work of a plumber. e.g. management of outages and/or providing temporary service as appropriate. SAFETY AND DISASTER RESPONSE – Executes assigned task consistent with all applicable safety procedures to minimize risk to self and associates. Provides timely and proper disaster response support, e.g., storm damage, etc. Typical tasks include, but are not limited to: Knowing and complying with LUMC safety policies and procedures. Reporting injuries and accidental exposures to supervisor. Participating in assigned training, e.g. CPR, first aid, respirator, general infection control precautions, etc. Regularly reviewing safety procedures associated with assigned tasks and requesting training as needed. Reporting safety deficiencies observed to supervisor and/or safety facilitator according to established procedures and standards. Responding to fire alarms and other disaster drills or actual incidents in accordance to established procedures and standards. ORGANIZATIONAL SUPPORT – Assisting with other trade/maintenance tasks as directed by the supervisor. Training and assisting other members of the maintenance staff as required or as directed by the supervisors. Complying with department standards for attendance, appearance, and general rules of conduct.
