Position Summary

Plan, organize, develop & direct the overall operation of the Maintenance Department & assure that the facility is maintained in a safe and comfortable manner.

Duties & Responsibilities

Develop, organize, implement, evaluate & direct the Maintenance department, its programs & activities.
Assist the maintenance staff in the development and use of departmental policies, procedures, equipment & supplies, including waste disposal. Ensure all policies & procedures are followed at all times.
Review policies, procedures, job descriptions, etc. annually, at minimum, for revisions and recommendations to be made to Administrator.
Coordinate all maintenance services with other departments as necessary.
Put in place and effectively execute the preventative maintenance program.
Submit any accident/incident reports to HR within 24 hours of the occurrence.
Assist the infection control coordinator in identifying, evaluating & classifying routine & job-related maintenance functions to ensure tasks involving potential exposure to bodily fluids/blood are properly identified, recorded & maintenance personnel are appropriately trained & follow all infection control policies & procedures.
Ensure that equipment contaminated with blood or other infectious material is properly labeled or tagged before being sent for repair or decontamination.
Inspect storage rooms, work rooms, utility/janitor closets, etc. for upkeep & supply control.
Participate in facility surveys as necessary & develop a plan of correction for any maintenance issues to be submitted to the Administrator.
Complete necessary forms, reports, evaluations, studies, etc. to assure control of equipment & supplies.
Ensure outside services are properly completed/supervised in accordance with contract/work orders.
Delegate a responsible staff member to act in your behalf when you are absent from the facility.
Update & maintain TELS (The Equipment Lifecycle System) in accordance with preventative maintenance.
Assist in the recruitment, interviewing & selection of maintenance personnel.
Schedule work hours, personnel, work assignments, etc. and assure coverage on weekends/holidays.
Conduct performance evaluations, counseling/disciplines & terminations of maintenance personnel as necessary & document/coordinate with HR.
Review complaints & grievances made or filed against the department or by department personnel. Provide complaint/grievance reports to the Administrator.
Make daily rounds to assure maintenance personnel are performing required duties to standards.
Develop & participate in the planning & conducting or in-service trainings for personnel & ensure they attend & participate in annual OSHA and CDC in-service training programs as required.
Supervise safety & fire protection & prevention programs by inspecting work areas & equipment weekly.
Place orders for equipment & supplies as necessary or as may be required.
Ensure personnel follow established safety regulations in the use of equipment & supplies at all times.
Ensure personnel wear and/or use safety equipment & supplies (e.g. back brace, mechanical lifts, etc.) when lifting or moving heavy objects.
Make periodic rounds to check equipment to assure necessary equipment is available & working properly.
Promptly report equipment or facility damage & any equipment or supply needs to Administrator.
Maintain an inventory & records according to established policies.
Ensure that hazardous chemicals & medical waste are properly labeled, stored & disposed of accordingly.
Responsible for obtaining/maintaining material safety data sheets (MSDSs) for hazardous chemicals.
Assist in preparing department budget with Administrator & conform to approved budget.
Maintain current written records of department expenditures & assure that adequate financial records & cost reports are submitted to the Administrator upon request or as necessary.
Ensure resident’s personal & property rights are followed by maintenance personnel at all times.
Ensure maintenance personnel notifies residents when it is necessary to move personal possessions (i.e. preventative maintenance, replacement of equipment, etc.)
Make weekly inspections of all maintenance functions to assure quality control measures are maintained.
Perform all other duties as assigned.

Education & Experience

Must possess, at minimum, a high school diploma or equivalent.
Two-year degree in related field with continuing education in Mechanical Engineering, Architectural Engineering, HVAC, plumbing, or related field preferred.
Must have, at minimum, 5 years’ experience in a supervisory capacity in a maintenance/plant related position.
Must have, at minimum, 5 years’ of proven knowledge of boilers, compressors, generators, etc., as well as various mechanical, electrical & plumbing systems.
Must have the ability to read & interpret blueprints.
Must be knowledgeable in building codes & safety regulations.

Required Skills & Abilities

Ability to read, write, speak and understand the English language & communicate effectively on all matters; including resident condition with all residents, personnel, and support agencies.
Strong intrapersonal skills to deal tactfully with all residents (some may be hostile or emotionally distressed), families, personnel, medical staff, general public and support agencies under all conditions and circumstances.
Strong supervisory and leadership skills & willingness to work harmoniously with all staff.
Knowledgeable of nursing and medical practices and procedures as well as laws, regulations, and guidelines that pertain to long term care.
Strong organizational, planning, analytical, problem-solving, multi-tasking, delegation & implementation skills.
Ability to make decisions and function independently, have flexibility and personal integrity.
Works beyond normal working hours and on weekends and holidays when necessary. Is subject to call back during emergency conditions (severe weather, evacuation, post disaster, etc.)

Physical Requirements & Working Conditions

Must be able to push, pull, move, and/or lift a minimum of 50 lbs. to a minimum height of 3 feet and be able to push, pull, move, and/or carry such weight a minimum distance of 5 feet.
May be able to assist in the evacuation of residents during emergency situations.
Must be able to relate to and work with the ill, disabled, elderly, emotionally upset, and, at times, hostile people within the facility.
Must maintain the confidentiality of all resident information at all times.
Must meet the general health requirements set forth by the policies of this facility, which include a medical and physical examination.
Must not pose a direct threat to the health or safety of other individuals in the workplace.
Must be able to move intermittently throughout the workday.
Must be able to cope with the mental and emotional stress of the position.
Must be able to see and hear or use prosthetics that will enable these senses to function adequately to ensure that the requirements of this position can be fully met.
Is subject to injury from falls, burns from equipment, odors, etc., throughout the workday, reactions from dust, disinfectants, and other air contaminants, and exposure to infectious waste, diseases, conditions, hazardous chemicals, etc., including TB, AIDS and Hepatitis B.
