Maintenance Foreman
**Job Title: Maintenance Foreman** **Job Description** Responsible for supervising and coordinating maintenance operations to provide timely and cost-effective maintenance services, ensuring work is performed in accordance with HUD standards and general policies outlined by the Maintenance Supervisor. These tasks are to be performed at a level that supports efforts to achieve the highest rating on HUD’s evaluation systems. **Responsibilities** + Plan and oversee daily activities of maintenance and establish objectives and priorities for the department. + Develop and implement on-call schedule for all maintenance staff to ensure that all regions are covered. + Understand and operate the maintenance department in accordance with Housing Authority Policies, including leases, pet policy, grievance procedure, etc. + Review, evaluate, and schedule daily maintenance work orders and assignments with maintenance personnel, providing guidance and assistance as needed. + Implement a digital work order system in Emphasys Elite software system. + Participate in day-to-day work assignments and activities when daily workloads exceed the capacity of available staff. + Manage all phases of housing maintenance, risk controls, and materials management. + Ensure timely vacant unit turnaround. + Assist in the decision process of future maintenance priorities and coordination between private contractors and maintenance crew. + Develop, schedule, and manage a preventive maintenance program designed to retain properties in safe operating condition. + Ensure departmental performance is in compliance with federal assessment programs. + Develop effective plans and procedures to improve maintenance operations. + Identify and resolve unsafe or unsatisfactory conditions requiring maintenance, assist in code enforcement, and work to provide resolution to REAC issues to ensure a consistently acceptable score from HUD. + Perform annual inspections using REAC criteria, and communicate appropriately with tenants regarding serious matters. **Essential Skills** + Preventive maintenance + Electrical + HVAC + Plumbing + Residential construction + Residential maintenance **Pay and Benefits** The pay range for this position is $28.00 - $62.18/hr.
