**Job Description**
This position is responsible for all aspects of building maintenance, repairs, and improvements. The Manager researches and hires contractors as needed to help complete tasks that may arise.
**Responsibilities**
+ Ensure maintenance staff begins work on time and is briefed on priorities and assignments.
+ Handle opening/closing procedures, including unlocking/locking doors and turning machines and lights on/off.
+ Standardize routine preventative maintenance programs for individual production assets and assign maintenance staff to perform routine duties.
+ Assist staff in correcting issues that require follow-up.
+ Complete all maintenance staff performance reviews in a timely manner.
+ Source ways to simplify tasks for maintenance; recommend changes and implement as appropriate.
+ Provide technical assistance and training to maintenance staff as needed.
+ Manage overtime to meet workload deadlines and effectively meet business needs.
+ Oversee scheduled and unscheduled equipment and building maintenance/repairs.
+ Procure and qualify contractors and suppliers of services as needed.
+ Specify and maintain necessary critical and other spare parts for process equipment.
+ Ensure maintenance staff complies with all Federal, State, and Local environmental regulations.
+ Review machine productivity, determine downtime causes, and suggest improvements.
+ Continually review processes to make recommendations for improvements in functionality and efficiency.
+ Recommend equipment purchases as necessary.
+ Verify, approve, document, and ensure the accuracy of maintenance-related tasks.
**Essential Skills**
+ 8+ years of experience in maintenance management.
+ Knowledge of and ability to use hand tools and welding tools.
+ Ability to troubleshoot electrical systems, including programmable logic controllers, solid state motor drives, overhead traveling cranes, and hydraulic circuits.
+ Proficiency in Microsoft Office applications with an aptitude for MIS systems and technologies.
+ Skilled in precise math and the use of precision instruments.
+ Ability to organize and multitask effectively.
+ Knowledge of ISO14001 Environmental Management systems, MP2, and 5S.
+ Effective verbal and written communication skills.
+ 10+ years of related experience.

**Pay and Benefits**
The pay range for this position is $100000.00 - $120000.00/yr.
