As a JLL Maintenance Mechanic you are responsible for performing preventative maintenance, troubleshooting, and repairing a variety of building systems including electrical, plumbing, HVAC, and mechanical equipment within assigned facilities, ensuring proper functionality and responding to emergencies while adhering to safety protocols and maintaining compliance with local codes; tasks include inspections, repairs, parts replacement, and collaborating with operations teams to maintain optimal building conditions.
This position is for 2nd Shift, Sunday-Thursday 4pm-1am.
Job Responsibilities:
Assist the operations team in the maintenance and repair of building and equipmentPerform Monthly Pm’s/Pdm’s on equipment & machinery throughout the site.Minor plumbing repairsCompletes special tasks that include but are not limited to tenant services requests, and general maintenance as assigned.Perform assigned facility inspections and due diligence efforts, reporting on as found conditions impacting satisfactory client occupancy and operations.Respond effectively to all emergencies.Comply with all safety procedures, maintaining good housekeeping and safety of work areas. Recognize danger and safety hazards and propose methods to eliminate them.Maintain compliance to State, County, or City Ordinances, Codes, or Laws.Complies with all policies for the safe storage, usage and disposal of hazardous materials.Participate in ongoing technical, safety, and operational process training programsMaintains a clean and safe work environment.Documents work performance and materials procurement as directed.Other assigned operational tasks as may be typically expected of the Maintenance Mechanic role.Cross train back up, or others, as appropriate to the advanced levelPerforms preventive maintenance on all base building and critical system equipment which includes but not limited to: assembling all tools, supplies and instruments necessary to complete the job, performing work with a minimum amount disruption, conducting immediate cleanup of work area, completing the preventive task sheet, returning tools to workshop, and unused supplies to store room, reporting any equipment problems, impending supply or material shortages to the Manager.Install and repair plumbing/piping/tubing; heat exchangers; replace bearings in all types of motors; replace seals on pumps; install and repair piping, valves, filters, hot water systems and associated controls; assist other mechanics and operators with major repairs and maintenance of building and equipment.Maintains tools and orders supplies as required for installation and repairsComplies with departmental policy for the safe storage, usage and disposal of hazardous materialsRequired Knowledge, Skills and Abilities:
Knowledge of OSHA standards and local codesTeam player, hard worker, good interpersonal skills, ability to communicate well in both oral and written reportsGood verbal and written communications skills are requiredCapable of operating BMS work order systemsSkilled and physically able to operate electric hand tools, work on a ladder, carry tools, lift and carry heavy loads, operate required equipment, and operate a motor vehicleAble to work in close places such as closets, crawl spaces, attics, vaults, etc.Able to work on roofs of buildingsCompletion of written documentation is required.Subject to call 24 hours per day and required to work in all weather conditionsCompletion of an applicable technical training program is required, have a minimum of one (1) year of applicable working experience in general building repair and maintenance including basic plumbing.Additional Location Specific Responsibilities:
