This position will be working and performing roofing repairs, roofing surveys, sheet metal repairs, large equipment operation, painting, minor plastering, door/window work, glass work, and animal control. This job also may require the understanding and safe operation of heavy equipment. Job Duties: 25%- Performs personally and provides guidance, assistance, and support to other Maintenance Repairer Masters and Maintenance Repairer 2s in locating reported roof leaks, and makes repairs to a variety of roofs; build-up coal tar pitch, asphalt single ply, clay tile, asphalt shingle, modified bitumen, metal, and fluid applied systems. Often required to work outside at heights in excess of one hundred feet. Assumes responsibility for ensuring critical safety precautions are taken while working at increased heights and on uneven surfaces. 20%- Performs personally and provides guidance, assistance, and support to other Maintenance Repairer Masters and Maintenance Repairer 2s by performing roofing preventative maintenance campus wide which involves making critical decisions on the conditions of campus roofs and making recommendations to management on major roof repair work. 15%- Performs personally and provides guidance, assistance, and support to Sheet Metal Masters by fabricating and installing duct for HVAC systems, louvers, awnings, and other sheet metal components. Cleans and maintains gutters, downspouts, sheet metal flashings, and related components. 15%- Operates heavy equipment & machinery (such as man lifts, scissor lifts, fork lifts, and large trucks with trailers). Responsible for insuring proper inspections are conducted before each use and that all mechanical issues and failures are reported immediately to appropriate supervisor. 10%- Performs personally and provides guidance, assistance, and support to other Maintenance Repairer Masters by performing general carpentry work involved with repair, alteration, or maintenance of buildings and all related structures. 10%- Performs personally and provides guidance, assistance, and support to other Maintenance Repairer Masters and Maintenance Repairer 2s by performing building surveys to determine routing maintenance requirements and makes any repairs necessary, such as painting, carpentry, etc. Provides reports to supervisors and performs other maintenance duties as directed. 5%- Performs other work as required: including but not limited to providing supervisory assistance to one or more Maintenance Repairer 2s and outside contractors. Directs and trains assigned helpers. Assumes supervisory responsibilities in the absence of Maintenance Superintendent. Special or Physical Qualifications: Due to the nature of this position and/or position responsibilities this position shall be subject to drug/alcohol testing in accordance with University Policy Statement 67. In accordance with PS-18 this position maybe required to report to or stay on campus in the event of emergency or closure. Minimum Qualifications QUALIFICATION REQUIREMENTS: MINIMUM QUALIFICATIONS: Three years of experience in the building construction trades, building maintenance, maintenance or repair of mechanical equipment, or as a parks building and grounds attendant. SUBSTITUTIONS: Training in the building construction trades, building maintenance, maintenance or repair of mechanical equipment, or parks building and grounds work will substitute for a maximum of two years of the required experience. Training will be credited in six month increments. NOTE: Custodial building maintenance is not qualifying. Examples of building construction trades include cabinetmaker, carpenter, concrete finisher, electrician, HVAC controls technician, HVAC mechanic, ironworker, millwright, painter, pipefitter, plasterer, plumber, refrigeration mechanic, roofer, sheet metal worker, steamfitter, tile setter and welder.
