Job Description Summary

The Maintenance Supervisor is responsible for the management of the Maintenance Department services at the site level. The Maintenance Supervisor directs the supervisors and subcontractors assigned to a site in accordance with C&W SERVICES Services policies and procedures and the strategic direction as set by the C&W SERVICES Site Manager. Specific responsibilities include work-scheduling of all account personnel, establishing work standards, conducting site evaluations/audits, overall inventory/equipment usage, budget control, employee evaluations, troubleshooting/problem solving, and orientation/training of supervisor and support personnel, reliability, customer relations, and special project work as requested.

Job Description

Maintenance Supervisor reports to the Site Manager and is responsible for the following activities:

Supervises the overall activities of maintenance and supervises personnel.Maintains/monitors work schedules of all personnel, including the preparation and submission of weekly payroll time sheetsManages Maintenance Team Work Order assignments, queue and ensures deliverables and due dates are met.Establishes/maintains work performance standardsConducts quality assurance checks and manages materials inventory as well as general use of equipmentCoordinates and controls special project workMeasures performance of department against assigned budgets and quality standardsResolves on-site service delivery problemsParticipates in ongoing management/technical skill development training programsConducts orientation of employees, develops employees skills/abilities and performs annual employee evaluationsAbility to lift up to 50 lbsOther duties as assignedMS Office (Word,  Power Point and Excel) proficiency

Maintains effective ongoing customer relations and acts as point of contact to customer at the site level for operational issues.

Supervisory Responsibilities

Supervises all site Maintenance functions, and, is responsible for the overall direction, coordination, and performance evaluation of staff, subcontractors, and suppliers. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

Education and/or Experience   

Bachelor's degree (B. A.) preferred; or seven to ten years related experience; or equivalent combination of education and experience. 

Language Skills           

Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, or governmental regulations.  Ability to write reports, business correspondence, and procedure manuals.  Ability to effectively present information to managers, clients, and customers.

Business Skills             

Ability to work with mathematical concepts such as probability and statistical inference, and fundamentals of plane and solid geometry and trigonometry.  Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.  Knowledge of Business Systems or Document Management Database software; Lotus Notes Internet software; MS Excel Spreadsheet software and MS Change Control practice.

Reasoning Ability                  

Ability to troubleshoot issues define problems in Integrated Facilities Management service delivery, collect data, establish facts, and draw valid conclusions. Ability to interpret an extensive variety of technical instructions.

Certificates, Licenses, Registrations

None required.

Other Qualifications          

Experience in facilities services is required.  Industry specific experience is preferred.  Must have maintenance Supervision/Management experience, ability to identify best practices within industry and a proven ability to apply practices to all tasks within the Maintenance Department.

Experience in life sciences environments required.

The compensation that will be offered to the successful candidate will depend on factors such as whether the position is covered by a collective bargaining agreement, the geographic area in which the work will be performed, market pay rates in that area, and the candidate’s experience and qualifications.


The company will not pay less than minimum wage for this role.


The compensation for the position is: $114,750.00 - $135,000.00
