Maintenance Supervisor

**Job Description:**
Under indirect supervision, coordinates a group of workers responsible for the preventive and corrective maintenance of building and production support systems-equipment. Controls the development of work orders and monitors budget compliance, explaining deviations if necessary.
**MAINTENANCE AND FACILITIES OF THE BUILDING**
+ Internally assigns work to staff to ensure the plant is always clean and presentable.
+ Hires external services and manages internal technicians for plant maintenance.
+ Contracts AC service policies to maintain an optimal climate for employees.
+ Supervises the work of contractors working within the facilities.
+ Contracts various policies and manages technicians for the maintenance of the building and machine rooms (fire system, pump room, electrical substations, WWTP, air compressors, garbage collection, fumigation, gardening, extinguishers, plumbing).
+ Contracts various policies and manages technicians for plant maintenance (general building, cafeteria, bathrooms, administrative offices, infirmary, parking lots, patios, gardens, etc.).
+ Changes the structure or decoration of certain plant facilities when required.
**PURCHASING**
+ Quotes and selects from various suppliers the different supplies required for building, machinery, and equipment maintenance.
+ Manages requisitions and purchase orders for the required maintenance services.
**WORK AREA ADMINISTRATION**
+ Applies internal policies and the Internal Work Regulations in the work area.
+ Applies sanctions to staff if warranted, from a verbal warning to a suspension of days, depending on the severity of the offense.
+ Manages workers’ permits and vacations according to the area’s needs.
+ Reports any personnel movement to Human Resources using the internal personnel movement format.
+ Conducts evaluations according to the internal procedure, based on the list provided by Human Resources.
+ Reports employees working overtime on the same day, using the internal overtime format.
+ Holds at least one daily meeting with staff to manage the workday or address other relevant matters for the work area.
+ Maintains constant communication with staff.
+ Keeps the immediate supervisor informed of any situation in the work area.
+ Maintains constant communication with the second shift and periodically reviews the operation of second shift and weekend machines.
**SAFETY AND CLEANLINESS IN THE WORK AREA**
+ Ensures all employees in the area use safety equipment and work according to company safety measures.
+ Immediately reports any unsafe condition or act to the supervisor and/or Human Resources.
+ Ensures the area is always well-defined.
+ Ensures 5S is applied in the maintenance workshop and technicians’ tool carts.
**MACHINERY MAINTENANCE AND OPERATION**
+ Ensures preventive maintenance for machinery and equipment.
+ Ensures the correct operation of machinery.
+ Keeps equipment and machinery complete with original parts and working properly.
+ Immediately communicates any doubtful machinery conditions to the immediate supervisor and production supervisors.
+ Places preventive/corrective maintenance orders as needed.
**TRAINING AND DEVELOPMENT OF STAFF**
+ Responsible for coordinating with Human Resources all training for employees in technical, administrative, and human areas.
+ Keeps the employee training folder up to date.
**PROCESS CONTROL**
+ Thoroughly reviews ICMs related to the area.
+ Periodically updates the area’s ICMs.
**PLANNING**
+ Plans daily work according to priorities.
+ Plans weekly and monthly maintenance.
+ Develops weekend plans.
+ Investigates new equipment technologies to make work more efficient and assist production departments.
**Job Requirements:**
+ Professional, preferably Mechanical, Electrical, or Mechatronic Engineer.
+ Knowledge in Corrective, Preventive, and Predictive Maintenance.
+ Experience in Maintenance and/or Engineering areas.
+ Desirable 90% English proficiency.
