Position Overview:
We are seeking a highly skilled and motivated Maintenance Supervisor to oversee the day-to-day maintenance operations of our luxury high-rise building. The ideal candidate will have strong leadership skills, technical expertise, and a commitment to delivering top-notch service to our residents. You will be responsible for managing the maintenance team, ensuring all facilities, equipment, and common areas are well-maintained, and addressing any resident concerns promptly.
Key Responsibilities:
\n\nSupervise and lead the maintenance team to ensure efficient and effective operation of all building systems and common areas, including HVAC, plumbing, electrical, and elevators.\nConduct regular inspections of the property, identifying and addressing any maintenance issues or repairs in a timely manner.\nRespond to resident maintenance requests and coordinate with the team to address these requests professionally and efficiently.\nEnsure compliance with all safety, health, and environmental regulations.\nMaintain an inventory of tools, equipment, and supplies, ensuring all items are in working condition and readily available for use.\nManage the scheduling and completion of preventive maintenance tasks to ensure all systems operate smoothly and prevent costly repairs.\nOversee vendor relations and ensure that third-party service providers meet the company’s standards for quality and efficiency.\nDevelop and maintain maintenance logs, reports, and records for all building operations, repairs, and inspections.\nProvide excellent customer service to residents, responding promptly to inquiries and ensuring their needs are met with professionalism and care.\nAssist with budgeting and cost control for the department, ensuring all maintenance tasks are completed within budget.\nParticipate in on-call rotation for emergency maintenance after hours, weekends, and holidays.\n\n\n\n RequirementsQualifications:
\n\n5+ years of maintenance experience, with at least 2 years in a supervisory role within residential, high-rise, or luxury properties.\nStrong technical knowledge of HVAC, plumbing, electrical, and building systems.\nAbility to manage and motivate a team to provide exceptional service.\nExcellent communication, problem-solving, and organizational skills.\nKnowledge of local building codes, safety regulations, and preventative maintenance procedures.\nExperience with managing vendor relationships and overseeing subcontracted services.\nAbility to respond to emergency situations quickly and effectively.\nStrong attention to detail and a commitment to maintaining high standards of quality.\nCertification in HVAC, electrical, plumbing, or related fields is a plus.\nAbility to work flexible hours, including weekends and evenings if necessary.\nExperience with luxury high-rise condo buildings for at least three years. \nFamiliarity with cooling towers, generators, boilers, water pumps, fire pumps, vendors, vendor contracts and negotiation tactics.\nPerform weekly quality inspections to ensure the property is maintained to the highest standards.\nPerform weekly meetings with vendors and service providers, including janitorial staff, pest control technicians, elevator companies, and pool technicians.\nAssist with contracts to ensure cost control and compliance\nSolicit bids for maintenance contractors and improvement projects.\n\n\nBenefits:
