Position Summary: SUPERVISES THE MAINTENANCE WORKERS TO ENSURE AND MAINTAIN THE RESIDENCES/FACILITIES IN A STATE OF GOOD REPAIR. ESSENTIAL ACCOUNTABILITIES:1. Supervision of maintenance workers.2. Completes and conducts annual performance appraisals of maintenance workers.3. Assists the facilities supervisor to ensure that assigned site(s) are in a state of good repair and in compliance with all fire and life safety codes by conducting on-site inspections.4. Assists facilities supervisor in looking for contractors and vendors to perform work on residences.5. Responsible for ensuring that emergencies and unsafe conditions at the site(s) are immediately addressed.6. Maintains inventory reports on all materials used.7. Prepares work orders and maintains record of all completed work.8. Meets weekly with immediate supervisor.9. Responsible for the storage and inventory of all necessary maintenance equipment and submit required reports.10. Required to carry agency communication device.11. Responsible for assigned agency vehicles having complete mileage log.12. Responsible for all agency equipment assigned.13. May be required to complete staffs e-time sheets.14. Checks heating, hot water for leaks, fuel levels or other signs of wear and tear.15. Attends certificate and non-certificate classes given on an annual basis.16. Flexible hours during emergencies such as snow/weather, including weekends.17. Required to drive to various locations.18. Keeps appropriate records on all work performed and ensures that all necessary paperwork is timely completed.19. Participates in on-going training and attends regularly scheduled staff meetings.20. Responsible for requisitioning necessary tools, supplies or equipment and responsible for ensuring that work environment is safe.21. Required to be on 24-hour call for emergency situations.22. Conducts and reports environmental checklist surveys on a periodic basis.23. This does not limit the assignment of or exclude the performance of other duties, not mentioned, as assigned by supervisor. Qualifications High School diploma or equivalency diploma; or ten years experience in a progressive or supervisory role in maintenance. Hands-on knowledge of plumbing, heating and air conditioning systems; Light construction; Valid NYS driver's license. Supervisory experience preferred.
