Position Overview
As a Maintenance Supervisor, you play a vital role as a team leader and team member, delegating, supervising, and directing the maintenance department's work while upholding our reputation and high customer service standards.
The Maintenance Supervisor is an individual who is fully accountable for leading with respect and a purpose to enhance the value and integrity of the property, embracing the mission and values of the company, which maintains the reputation as a great place to live and work! The ideal candidate must be HVAC certified and have a minimum of 3 years of residential property management maintenance supervisory experience.
Valid driver's license and reliable transportation required. This position will require a keen eye for attention to detail for the entire community. First-hand knowledge of plumbing, electrical, HVAC, and minor appliance repair required. Duties include the supervision of the maintenance team along with completing maintenance needs in accordance with company standards. Must have superior communication & customer service skills. On-call hours are required.
The Maintenance Supervisor directs and maintains the overall condition of the property, including, but not limited to exteriors, common areas, vacant units, floor care, and trash removal, as well as for the property surrounding the building(s), including litter pick-up, janitorial services, sidewalk clearing, and snow removal in a safe, attractive and comfortable condition. Performs preventative maintenance and corrective maintenance. Maintains relationships with current and prospective residents and any vendors working on site. The position reports to the Property Manager on a 300+ unit community.
Responsibilities include but are not limited to:
Read and carry out work orders and requests promptly, thoroughly, and efficiently.Ensure all work orders are completed promptly based on priorityCarry out preventive maintenance schedules and functions.Working hand in hand with the Property Manager on a monthly budget review.Performs necessary inspections on units, equipment, and systems to determine repairs needed.Schedule and participate in on-call availability for maintenance and emergency requests.Record repairs and maintenance performed.Exterior structural maintenance as neededManaging coverage of a 24/7 emergency cell phoneInventory, care for, and maintain parts, equipment, materials, and other supplies owned by the property and/or the management company.Report unusual or extraordinary circumstances regarding the property or residents.Diagnose issues, replace or repair parts, test and make adjustments, and report those and any unusual situations to proper supervision.Perform a variety of maintenance, grounds keeping, and cleaning functions.Use a variety of hand and power tools in performing duties.Apply and/or monitor the proper use of chemicals.Operate and comply with OSHA (Occupational Safety & Health Act) standards and company safety policies at all times. Maintain clean and orderly work areas.Direct and control the work of the maintenance staff. Maintain the required uniform and ensuring a professional appearance and courteous attitude at all times.Assume other duties and responsibilities as may be delegated.This position requires regular and predictable attendance as an essential function of the job.
Qualifications
EPA Certified/HVAC certifications are required.
Experience & Education
High school education or equivalent.3+ years of experience working in a maintenance supervisory role in property management preferred.Possess troubleshooting skills and the ability to identify and repair defective system components.Working knowledge of HVAC systems and various appliancesTo accomplish this job, an individual must perform, with or without reasonable accommodation, each essential function satisfactorily. Work Environment
Work is performed indoors and outdoors in a residential setting with regular exposure to cold, heat, noise, people, and equipment.
