\n \n Job Description

The Maintenance Technician is responsible for the maintenance duties of Associations involving mostlyexterior carpentry, painting, plumbing repairs, electrical repairs and minor roofing repairs in addition toother exterior responsibilities to guarantee that the communities we manage are properly and safelymaintained.

\n

Work hours: 8am - 5pm, M-F.

\n

\n

Daily responsibilities:

\n\nPerform routine preventive maintenance to ensure that building systems operate efficiently andthat the physical condition of buildings do not deteriorate.\nPerform maintenance tasks such as carpentry, painting, plumbing and electrical repairs toensure that the building is properly maintained.\nClean and repair building fixtures including lights, locks, windows, doors, screens, walls, floors,gutters and drains. Power wash as needed.\nOperate and perform routine maintenance and repairs on systems & equipment as needed.\nMaintain maintenance and inspection reports, attend meetings, and provide update on status of work orders.\nMaintain routine, preventative and capital X maintenance schedules.\nAssist maintenance vendors and contractors as needed.\nMaintain entrance gates, pond motors, grounds signage, winterize and de-winterize community.\nOther duties as requested.\n\n Requirements\nHigh School Diploma or GED Required.\n3+ years of directly related experience.\nMust be able to communicate effectively with internal and external customers and clients.\nKnowledge of general maintenance requirements;electrical and plumbing codes and maintenance requirements;OSHA worksite and personal safety requirements;State or local governmental safety requirements;documentation, safety, required reporting,regulations, etc.\nProfessional customer service and excellent communication skills (phone, interpersonal, written, verbal, etc.).\nAbility to interpret and complete verbal and/or written instructions at a proficient level. Maintaincompany policies, procedures and forms. Operate smartphone, email, and software technology to update work order tickets.\nReliable, dependable, and on-time. Ability to prioritize workload and manage time effectively.\nSelf-motivated, proactive, detail oriented and a team player.\nValid driver's license is required.\n\n
