Maintenance Technician
POSITION STANDARDS High School education preferred but not mandatory. Some experience in plumbing, carpentry or electrical work helpful but not required. Possesses the capability to learn basic maintenance functions. Good judgment and willingness to learn essential position functions. POSITION PHYSICAL REQUIREMENTS Anything listed here requires a pre-employment physical by Employee Health to determine if the employee is capable of meeting the requirements. Physical Activity: Must be able to lift/push up to 75 pounds. Upper Extremity: Must be able to lift, carry, stand, bend, squat, crawl, reach, kneel, push, pull, and twist using good body mechanics for sustained periods of time. Must be able to walk approximately 4 miles daily. Push/Pull/Lift/Carry: Must possess sight/hearing senses, or use prosthetics that will enable these senses to function adequately so that the requirements of this position can be fully met. Must not have any health condition that prevent meeting the requirements of this position (e.g., allergies that prevent outside work during certain times of the year). PART TWO: FUNCTIONAL RESPONSIBILITY

 

Position Objective To follow instructions and complete job assignments with a minimal amount of supervision. The maintenance position will be assigned duties from the Maintenance Director. Assist in ensuring the facility is maintained in excellent condition, both inside and out, and is fully functional. Provides transportation as needed to medical appointments for Harvest Hill and Woodland residents through use of the Harvest Hill Courtesy Cars. Assists with the routine maintenance and inspection of the Harvest Hill Courtesy Cars. All responsibilities will be conducted in a manner that is consistent with the philosophy of assisted living.

 

Performance Expectation Responds to reported maintenance issues/problems via work order system, radio requests or in-person requests, setting priorities in conjunction with Director of Maintenance. Inspects facility for potential maintenance problems. Maintains all equipment in good working function, reports all repairs to Maintenance Director and gets approval from Maintenance Director to bring in outside vendors for repairs when needed. Maintains all work areas in neat and safe fashion. Painting and other cosmetic duties. Moves furniture for residents and staff. In charge of all rug cleaning and rug maintenance. Snow removal, salting, shoveling. Lawn and grounds upkeep. Drives the Harvest Hill Courtesy Car as needed. Reports to the Administrator/Administrative Assistant of Harvest Hill any observations/concerns regarding the health care status of residents who are transported . Reports observations/concerns regarding the condition of Harvest Hill vehicles to the Maintenance Director. Keeps Harvest Hill Courtesy Car ready for use by ensuring that it is filled with gasoline and that it is kept clean, inside and out. Takes the car for annual inspection and registration, as requested by the Maintenance Director. Assists with in-house deliveries, etc. as assigned by Harvest Hill Administrator/Administrative Assistant/Maintenance Director. Performs other duties as required by the Harvest Hill Director of Maintenance and/or Administrator. May perform some of the housekeeping functions, i.e., washing windows, cleaning stairwells, sweeping, buffing floors, etc.
