JOB DESCRIPTION
The Maintenance Technician will assess maintenance and repair issues; such as painting, cleaning, patching walls, repairing sheet rock etc. In addition, maintain and repair buildings interiors and exterior for multiple facilities. Prepares buildings for move-ins and assist maintenance supervisor in moving furniture, appliances, light fixtures, etc.

COMPENSATION
$24.22 - $31.54 per hour. Nonexempt; 40 hours/week; Eligible for overtime. Compensation based on education and experience.
REPORTS TO
Facilities Manager; Maintenance Supervisor.
QUALIFICATIONS
Required: High School Diploma, GED or equivalent; ability to work independently with minimal supervision; ability to pass physical exam. Multi-unit apartment experience in maintenance and repair of buildings and appliances, including painting, cleaning, patching walls and repairing sheet rock; familiarity with tools and with the application of paints and other chemicals associated with painting, cleaning; skills in minor plumbing, electrical and carpentry required; ability to read and understand work orders and instruction manuals in English; ability to maintain written record of completed assignments in English.
Drivers license for at least two years and driving record acceptable to insurance carrier.
Valid California driver's license; auto in safe operating condition; auto liability insurance; good driving record; criminal record clearance; proof of authorization to work in the United States as required by Immigration and Reform Act of 1986. Ability to work independently with minimal supervision.
ESSENTIAL DUTIES AND RESPONSIBILITIES
Assesses maintenance and repair problems with follow-up; Paints interior and exterior buildings; Assists Maintenance Manager with the moving of furniture, appliances, etc.; Cleans interiors of buildings after residents move out or in preparation for move-ins; Performs minor plumbing and electrical work; Regularly maintains building interior and exterior of one or more facilities; Assist with managing agency vehicles The maintenance technician will be expected to be on call on a rotating schedule and available to respond to facility-related emergencies. Other duties as assigned.
PHYSICAL REQUIREMENTS
Ability to: operate a motor vehicle; climb stairs; possess good communication skills; meet the requirements of the classification and have mobility, vision, hearing and dexterity levels appropriate to the duties to be performed. Capable of the following extended activities: standing, sitting, climbing stairs. Capable of the following intermittent activities: lifting 40 pounds or more and bending in the performance of infrequently performed office duties.
