Scope of Position:

The Maintenance Technician will be responsible for the operation, maintenance, service and repair of the building systems including, mechanical, electrical, low-voltage, plumbing, HVAC, fitness equipment, aquatics equipment, and audio/visual equipment, as well as general maintenance of grounds of the Kroc center, Administration Offices, shelter, Family Services and all other Salvation Army owned or leased properties within Salem/Keizer Oregon.

Knowledge, Skills and Abilities Required:

Effective verbal and written communications, Ability to multitask, prepare events including setting up the tables, lighting equipment etc. painting of buildings, Assist with coordinating Maintenance of vehicles. Able to clean proficiently without constant supervision. The ability to maintain a self-motivated and self- directed schedule. Able to address multiple projects in a timely manner. Responsive, detail-oriented ability to take projects from beginning through completion.

Essential Duties and Responsibilities: 

HVAC, plumbing, and other systems or arranging contractors when needed. Ability to diagnose and make repairs to low voltage systems not limited to the following (lighting, fire alarm, paging system) Perform repairs and preventive maintenance on fitness. Perform repairs and preventive maintenance on HVAC, plumbing, electrical, low voltage Ability to operate and trouble-shoot audio-visual equipment. Patching walls and painting as needed. Assist with set ups and take downs for various building events. Drive fleet vehicles for various programs as needed. Maintain inventory of parts necessary to keep equipment operating and reduce down time. Maintain proper records for all work completed using computer software programs. Must demonstrate ability to maintain harmonious relations with residents, guests, staff and volunteers. Manage & maintain state of the art pool systems.

Administration Offices, Shelter, Family Services and Transitional Houses Duties:

Perform basic routine and emergency repairs to designated facility plumbing, electrical and mechanical systems as required. Periodic preventive maintenance on designated facility, including belt inspections and replacement, replace light bulbs, filter replacements, coil cleaning, painting of buildings and maintain general service ability.  Repair of doors, windows, sinks, toilets etc. or arrange with Contractor as needed. Maintaining designated properties in compliance with applicable local, state and company rules, codes, and regulations. Periodic preventive maintenance on the company fleet vehicles.

Equipment:  Proficient with a variety of hand and power tools, construction equipment, maintenance equipment, janitorial equipment, including but not limited to- commercial vacuum, broom, mop, bucket, lawn mower, water hoses, weed eater, power washer, etc.  Office equipment including telephone, computer, printer, copier.

Physical Requirements:

While performing the duties of this job, the employee is regularly required to sit, sometimes for long periods of time; to talk and hear; reach with hands and arms. Specific vision abilities required by this job include close vision and distance vision.

May walk or stand on varied surfaces. Stooping; kneeling, bending, stretching, squatting, twisting body, pushing, pulling, a sense of touch, reach, grasp with hands and fingers, standing, walking, manual dexterity, hand-eye coordination, driving a vehicle, pushing, pulling, lifting, and carrying up to 50 pounds unassisted. Climb up & down ladders.

Working Conditions:

This position may have frequent phone and in person contact with people from diverse backgrounds who may be angry, hostile, confused, or frustrated.

Work with minimum supervision and work involves a high degree of independence. May be required to make independent decisions that may involve unique or unusual situations and/or complex issues and dealing with demanding requests.

Various scheduled work in the mornings, afternoons, evenings, weekends, and holidays. 

Will be exposed to a range of temperatures inside and outside of the building, heat, cold, rain, snow, wind, humidity.

May walk or stand on varied surfaces.

Education and Work Experience:  

Education:   High School Diploma or Equivalent. Prefer some technical training in fields such as building construction, plumbing, electrical, HVAC, and aquatics. Work/Professional Experience:   Requires at least 3 years of experience in general building maintenance systems in a multi-use facility.  Experience with aquatics and fitness equipment strongly preferred.

License and Certifications:

Must have a valid Oregon driver’s license and acceptable driving record. Must have Certified Pool Operator or Aquatics Facility Operator certification (or be able to obtain it within 90 days of hire date.) Fork Lift Certification (within 6 months of hire date).
