Maintenance Technician
**Job Title: Operating Engineer 1** **Job Description** Summary: The main function of an Operating Engineer is to operate, maintain, troubleshoot, and repair facility equipment on all systems. Individuals are expected to demonstrate technical expertise in one craft area such as Electrical, HVAC, Piping/Plumbing, or Central Utility Plant Operations and be multi-skilled in others to successfully complete daily and weekly work assignments. Responsibilities: - Perform maintenance, monitoring, and repairs to the Mechanical, Plumbing, Structural, Furniture, Fire Life Safety, and Control systems for the facility to keep facility and building systems up to applicable standards as assigned. - Maintain responsibility for facility services, preventative maintenance, purchasing and inventory control, contracted maintenance, general maintenance, and technical proficiency. - Maintenance of the equipment will include cleaning, inspecting, calibrating, and changing parts to maintain the HVAC systems and associated equipment at optimum performance levels. - Record readings and make adjustments where necessary to ensure proper operation of equipment. - Comply with departmental policy for the safe storage, usage, and disposal of hazardous materials; maintain a clean and safe workplace. - Perform periodic checks of tool and instrument inventory. - Monitor the quality and pricing of maintenance work performed by outside contractors. - Comply with all safety procedures, maintaining good housekeeping and safety of work areas. Recognize danger and safety hazards and propose methods to eliminate them. **Hard Skills** + Building Services Knowledge + Mechanical/HVAC Knowledge + Commercial or Pressure Systems Switching Knowledge + Facility Knowledge - Understand HVAC and Systems + HSE Knowledge + City & Guilds or equivalent in an Engineering, Building Services, Construction or related discipline + SMSTMS / IOSH / NEBOSH certification (desirable) + Manager or supervisory experience of contractors for both remedial service and maintenance + Certificated assessor for building services activities including confined space, hot works, working at height (desirable) + Experienced Authorized Person and competent operator of Permit to Work systems + Computer literate, familiar with MS Office Applications, including Microsoft Project, and capable of becoming a competent user of bespoke databases + Experience of working in a similar role within a large, diverse organization and a proven track record of success in delivering and monitoring EHS activities + Excellent knowledge of Health, Safety, and Environmental issues, with the ability to interpret relevant policy and legislation, and implement this across all working practices + Ideally, experience of working in a continuous improvement culture + Minimum of 5 years experience with a Recognized Apprenticeship + BMS Controls Experience / HVAC Experience + Understanding of PRVs, Pumps, Bore Water Systems, Compressors, LP, Boilers & Steam Systems + Read system drawings, fault finding on relays, PCBs, closed water systems, pipe work specification + Worked on and issued Permits and Isolations to support the account + Water Hygiene + Understanding of PLC wiring diagrams + Experience of invertors and working on systems with ELV + Basic maintenance skills, light plumbing, electrical, general carpentry, ability to operate HVAC controls **Soft Skills** + Confident decision maker **Job Type** This is a contract position until April 2025 **Work Site** This is a fully on-site position in Coral Gables, Florida. **Work Environment** Work in a professional and safety-oriented environment, ensuring compliance with safety procedures and maintaining good housekeeping and safety of work areas. **About Aerotek:** We know that finding work is hard, and finding meaningful work is harder.
