Position Summary

\n

Perform general maintenance & repair duties directed by supervision. The tasks listed are some but not necessarily all of the duties required to perform the job.

\n

\n

Duties include but are not limited to:

\n\nConduct rounds of the common areas, clubhouse and pools to ensure cleanliness and functionality.\nImmediately correct or cause to be corrected any unsafe conditions throughout the property - including but not limited to broken steps, open holes, broken/burned out exterior lights, clubhouse/pool lights and ballasts, etc. May purchase supplies and parts for reimbursement.\nPaint curbs, hydrants, gates, fences, etc. on a continuous, rotating basis.\nTrim shrubs, sweep and clean walkways in all common areas.\nConduct regular inspections of sprinkler systems and check for trash and violations.\nDuring pool season - Maintain and add pool chemicals, check restroom for trash and cleanliness, clean pool furniture, check all clocks every morning, open/close the pool at start/end of the season.\nMinor spraying for insects on an as-needed basis.\nMaintain and repair doors, door closures and gates.\nPerform any necessary fence repairs in common areas.\nDuring winter season - Snow removal and ice melt application as needed within common areas.\nRepair gutters throughout the community on an as-needed basis.\nEnsure dumpsters are brought to the street outside the clubhouse on collection days and put away.\nPerform regular inspections throughout the property to identify deterioration, wear, potential failure and potential liability and take necessary steps to correct and/or inform management.\nNotify supervision of any new or outstanding violations and of any vehicles illegally parked.\nMaintain inventory of RV lots and provide supervision of any updates.\nWork closely with third party contractors to ensure all systems are in proper working order at all times.\nOversee all third party maintenance contractors and inform management of any issues.\nPerform any other general maintenance tasks and projects as directed by supervision.\nProvide supervision with a weekly action list of completed work/projects each Friday.\nOther duties as assigned.\n\n Requirements

Knowledge and Skills

\n\nKnowledge of general maintenance requirements, processes and operations\nKnowledge of OSHA worksite and personal safety requirements.\nKnowledge of State or local governmental safety requirements.\nProfessional communication skills (phone, interpersonal, written, verbal, etc.).\nProfessional customer service skills. Ability to work tactfully and respectfully with co-workers, homeowners and with general public.\nInterpretation and completion of verbal and/or written instructions at a proficient level.\nKnowledge of company policies, procedures and forms.\nTime management and time critical prioritization skills.\nSelf-motivated, work independently, be proactive, detail oriented and a team player.\nMust be able to operate smartphone & email (Day-to-Day operations, basic communication/monthly expense reports)\nUse of hand tools and small power tools.\nAbility to prioritize daily assignments and work order requests.\nAbility to exercise sound judgment in emergency situations.\n\n

Education and Experience

\n\nHigh School Diploma or GED Required\n1 – 3 years of directly related or closely related experience Job\n\n

\n

Physical Requirements

\n\nIn performance of the required job duties, incumbent must be able to climb ladders, bend, reach and lift up to 50 pounds.\n\n

\n

Licenses and Certifications

\n\nMust be able to provide proof of a valid driver’s license and appropriate vehicle insurance.\nMust hold or have the ability to obtain certification required to maintain a public pool within six months of hire.\n\n

Tools and Equipment

\n\nMust have own hand tools required for all repairs and maintenance.\nMust have vehicle in good repair. Vehicle must be capable of hauling and/or towing to and from the community, management office, supply house and occasional dump runs.\n\n

Working Conditions

\n\nTypical outside work environment year-round (frequent standing, walking, lifting and/or operating powered equipment using proper safety techniques or tools).\n\n

\n

Schedule is Monday through Friday 7:30am to 4:30pm.
