Maintenance Technician

Job Overview:
outside vendors. Maintains positive, professional relationships with the residents, management, staff and vendors. Monitors and maintains supply inventory each day, submit requests as needed. Recognizes and addresses problems quickly and decisively. Promptly responds to emergencies; ensure the safety of the community. Completes daily, weekly, monthly, and quarterly inspections and prepares status reports. Ensures that supplies/tools are always attended to and stored out of site when possible. Moves furniture and equipment, and sets up rooms for meetings as needed. Monitors pool pumps, and heater equipment, including regularly checking for proper temperature. Checks tennis courts daily, and ensures that tennis nets are in good condition and courts are free of debris. Checks and maintains irrigation systems, and performs repairs as required. Checks and maintains landscape lighting systems, and performs repairs as required. Maintains common areas including but not limited to cleaning handrails, power washing walkways, tennis courts, and pool deck, removing cobwebs, emptying and cleaning trash cans, removing fallen yard debris, collecting trash, and dispose at appropriate disposal sight. Clean and stock restrooms, common areas, windows and mirrors, lighting fixtures, exit signs,
baseboards and molding. Skills & Qualifications: High school diploma or equivalency preferred. Proven experience in groundskeeping, landscaping, or outdoor maintenance. Familiarity with equipment like riding mowers, edgers, hedge trimmers, and blowers. Knowledge of basic horticultural practices and irrigation system maintenance is a plus. Must comply with OSHA guidelines for equipment use and chemical handling. Excellent communication and problem-solving skills. Bilingual abilities are an advantage. Physical Requirements: Ability to lift 50 lbs using appropriate safety procedures. Stand, walk, and bend for extended periods of time. Work outdoors in varying weather conditions (heat, cold, rain). Operate tools and equipment requiring repetitive hand and wrist movements. Safely climb ladders and perform work at heights when necessary. Schedule: Monday - Friday, 8:00 AM – 4:30 PM; Rotating Weekends What We Offer:
As a maintenance, you’ll be responsible for ensuring the appearance, cleanliness, and functionality of the property's outdoor spaces and grounds.

Performs all regular cleaning and maintenance/repair duties on the property.
