ESSENTIAL JOB FUNCTIONS: • Assist in completing work orders from resident service requests by diagnosing issues and making repairs in accordance with established policies and safety standards. • Oversee the "make-ready" process for vacant apartments, including conducting inspections, creating maintenance task lists, scheduling contractors, obtaining supplies, and ensuring all tasks are completed to a high standard. • Develop and maintain cleanliness and appearance standards throughout the community, ensuring all areas, including grounds and common spaces, reflect the company’s high quality. • Supervise and coordinate the activities of the maintenance staff, ensuring efficient workflow. • Develop and implement maintenance schedules and procedures to optimize operations. • Conduct property inspections to ensure compliance with safety standards. • Assist in training and developing maintenance team members to enhance their skills. • Liaise with the Maintenance Supervisor on work priorities and inventory management. • Participate in the rotating on-call schedule for emergency maintenance repairs. • Perform other duties as assigned. Qualifications POSITION REQUIREMENTS / QUALIFICATIONS: • 3+ years of experience in maintenance, with at least 1 year in a leadership role. • Strong technical skills in HVAC, plumbing, carpentry, and electrical work. • Affordable housing experience preferred. • Ability to lift and move up to 50 lbs. • High school diploma or equivalent; certification in a related trade preferred. • Must be able to participate in the emergency on-call rotation as needed. • Demonstrates accountability and reliability by taking full ownership of projects and outcomes, prioritizing precision and attention to detail, and approaching challenges with grit, resilience, and proactive problem- solving, while continuously engaging in learning and development to enhance performance; fosters collaboration and a resident-centered environment, ensuring empathy, respect, and cross-functional success in all interactions. • Willingness to embrace feedback and continuously improve. • Strong belief in the value of teamwork and collaboration. • Reliable and committed to doing the right thing at all times. • Bilingual Spanish is a plus. • Personal standards of appearance and dress compatible with the Company’s standards. • Must successfully pass a background check.
