Job Summary: The Maintenance Worker is responsible for tending to campuses consisting of over 200,000+ square feet of office space and various related systems as well as the 4 season maintenance of 27 acres of property.
Principal Duties:Complete daily tasks both assigned by supervisor as well those that arise throughout the day, possibly including off site duties. Monitor building automation system and act as the first line of response for systems including, but not limited to, fire systems, Halon, HVAC and generators. Monitor and maintain all indoor - outdoor systems, equipment, and vehicles and perform preventative maintenance on equipment, machinery, systems, and buildings as necessary including but not limited to, carpentry, plumbing, electrical, masonry, painting and other general repairs/duties as assigned by the maintenance supervisor. Escalate issues when necessary. Snow Removal (24hrs) including plowing, shoveling, use of snow blowers and other equipment on all sidewalks, walkways, all entrances/exits, road surfaces - applying deicer and rock salt. Maintain all outside landscaping for campuses including grass cutting, mulching, planting, pruning, chemical application, general clean-up as well as performing a variety of minor repairs inside/outside on all buildings (200,000+ sq. ft.) on campus. Work with outside vendors to ensure an atmosphere that is safe and functional for all associates as well as vendors.
Essential Functions:
Ability to work well individually as well as in a team environment with minimal supervision Good communication skills Good customer service skills Ability to work with little or no supervision Detail oriented and good organizational skills Must have ability to lift up 75 lbs. individually and heavier items with co-workers. Must be able to perform the following physical behaviors repetitively throughout a shift: Standing, walking, handling, reaching horizontally, reaching above the shoulder, reaching below waist, grasping firmly, pushing buttons, bending, stooping, squatting, crouching, kneeling and pushing Must possess and maintain a valid driver’s license Ability to adapt and react to changing work conditions Available to respond to campus needs 24 hours a day, 7 days a week, 365 days a year Ability to work outside in all types of weather Must wear assigned uniforms, PPE, or other safety related equipment as needed
Basic Qualifications:
High School Diploma or GED preferred Any trades, construction, or mechanical training on any level is preferred Experience/Familiarity with maintenance equipment, tools and procedures Must have basic computer skills Microsoft office and ability to learn various new computer or web based systems
