Summary About the position: This position is Non-appropriated Fund (NAF) and will be assigned to the Pine Oaks Lodging on Robins AFB, GA. Regular Part Time employees are guaranteed 20 hours per week, but may work up to 34 hours per week. Must be available to work irregular hours to include weekends and Holidays. This position does offer benefits. Responsibilities Structure maintenance. Performs minor repairs and maintenance of furniture, to include gluing and refinishing of damaged areas. Repairs/install Is drapery rods and/or venetian blinds, replaces interior trim. Repairs or replace door locks; reattaches baseboards edgings and hang wall art as required. Performs re-grouting of ceramic tile. Installs shelving in offices, housekeeping storage rooms, and supply areas. Installs towel racks, shower rods in bathrooms. Repair jobs to include, but not limited to simple carpentry, minor tile installation projects and repairs, sanding, painting, touch painting on small surface areas as needed. Paint indoor and outdoor surfaces, i.e. walls, floors, doors, and door frames. Ensures that the surfaces are fully coated, protected, free from drips and runs. Repair and rescreen window screens and patio doors. Install, remove, and track appliances and furniture in the facility for accountability. Electrical Maintenance. Performs repairs/replacement of lamps, electrical outlets and light switch covers, equipment power plugs, power cords, hair dryers. Tests and resets GFI outlets. Any electrical or mechanical tasks other than replacing electrical outlet covers, wall switch covers, small light fixtures, equipment power plugs, resetting GFI outlets, and resetting circuit breakers will be referred to the base civil engineering. Plumbing Maintenance. Performs unclogging of small drains such as kitchen drains, bathroom sink drains, toilets, tub/shower drains with various tools such as a 25-foot hand snake, zip pit tool or plunger. Performs minor repairs of plumbing leaks, replacement of water supply lines on toilets, sinks, dishwashers, appliances and garbage disposals. Equipment Maintenance. Performs preventive maintenance inspections and repairs on housekeeping carts, vacuum cleaners, floor cleaners, gas powered pressure washers, lawn mowers, weed eaters, edgers, and blowing equipment. Performs minor repairs and inspections of appliances such as clothes washers, clothes dryers, refrigerators, cooking ranges, dishwashers, portable air conditioners. Tag and report unserviceable equipment requiring repairs. Communication Devices. Performs trouble shooting of telephone system problems, replacement of telephones, line cords, handset cords. Resetting of the telephone switch components. Install/replace/hookup television sets, DVD units, program device remotes.Performs trouble shooting of dish network and TV programming systems if applicable. Reset WI-FI access points and conducts WI-Fl connectivity tests.Fire, life, safety. Performs and documents the fire, life, safety monthly inspections and tests of fire extinguishers, exit lighting, and emergency lighting systems. Polices and inspects the outside areas of transient quarters, adjacent parking areas and access roads. Waters lawns and flower beds,cuts grass, trims shrubs and greenery and removes snow/ice from around the building.Operates a light van or pickup truck or 1/2 ton truck with hydraulic lifts to haul a variety of supplies, moving furniture from building to buildings and items necessary in the operation of the lodging activity. Loads and unloads items hauled. Performs normal driver maintenance such as checking oil and fuel levels, cleaning windshield and vehicle interior and exterior and checking tire pressure. Maintains operation and servicing records and schedules periodic vehicle maintenance as required.Performs all other duties as assigned such as occasional linen distribution, trash pickup, cleaning of equipment as required. Qualifying Experience: Applicant must have a general knowledge and background experience in home maintenance skills, for example, carpentry, equipment, plumbing, painting, electrical etc. Knowledge and demonstrated ability to inspect, repair & replace components & accessories on telephones, refrigerators, vacuums, weed eaters, leaf blowers, & pressure washers. Knowledge of standard surface preparation, coating methods and techniques. Requires a working knowledge of moving and stationary equipment, electricity and hand tools. Must be able to lift objects & move objects weighing over 40 lbs. Must be able to do more than one task at a time and use judgment in sequencing tasks. Must be able to work indoors or outdoors subject to weather, dust and drafts. Education Some federal jobs allow you to substitute your education for the required experience in order to qualify. This position does not allow for education substitution. Additional Information Individual must fully meet qualification/eligibility/background requirements for this position.
