‘Manager Facilities - Corporate Service Centers’ is responsible to bring best-in-class workspaces, facilities and amenity services that align with Schwab’s mission, values, and objectives. Managers are responsible for the structure of our buildings, our surrounding property, our building interiors, and customer service to our occupants. Schwab Corporate Real Estate (CRE) is a highly collaborative department with Facility Managers partnering with the Engineering, Events, Security, and Desktop Technology teams to ensure timely and accurate performance of routine, facilities service requests. Regular interaction with CRE managers and contract vendors offers our Facility Managers the opportunity to showcase their relationship building skills at their very best. This opportunity is in West Region with Phoenix Peak, Phoenix South Mountain and San Francisco locations.
What You’ll Do:
Builds and maintains relationships with CRE Staff, CRE vendors and Schwab employees requesting servicesConsults on annual operating budgets and variance explanations and justifications at the direction of the Senior Facility ManagerProvides guidance to service vendors responsible for completing repairs, upkeep, supply ordering and general services following the direction of the Senior Facility Manager and agreement terms and conditionsResponsible for accurate and timely preparation of vendor invoicing to ensure proper payments are made following Schwab vendor management and accounts payable policiesResponsible to assist service providers with security badge access, escorting, systems access and daily logisticsInformed of building inspection results; consults and assists Senior Facility Manager bring closure to all related self-generated work orders Conduct monthly and quarterly janitorial inspections and follow throughConsults in quarterly business reviews on applicable contract service providers supporting the Property ManagerResponsible for ergonomic work order administration and process executionSupport space allocation verification of occupied and vacant seating; updating records of errors found using Schwab CAFM systemResponsible for Moves, Adds and Changes to include furniture reconfiguration, and re-stacking Assists as required on Event & Conference set-up and supportServes as back-up to Senior Facility Manager responsibility for food service, micro-markets where applicable, and mail and printing operations, raising concerns to the corporate level general services team. Consult on annual capital budgets at the direction of the Senior Facility ManagerOccasionally be assigned and expected to complete special administrative projects from time to time individually or by work group.Reports to the Senior Manager - Facilities What you haveRequired Qualifications:
Will be required to work from the South Mountain campus (48th street, Phoenix) when needed.High school diploma or general education degree (GED) required. Minimum of 4 years of related experience and/or training. Ability to comprehend and analyze basic business documents. Ability to respond effectively to normal and moderately sensitive issues applying appropriate tone. Demonstrated developing ability to write reports, procedures, process documents and articles with limited input from manager. Comfortable in presenting basic topics to peers. Experience in solving moderately complex problems and deal with a variety of options in situations maintaining composure and professionalism. Learning to draw upon the opinions and diversity of others before making recommendations that have a direct impact on the company. Normally understands own limitations and frequently seeks guidance on matters to minimize risk and thought validation. Basic skills with Microsoft Office Suite. Proficient using CMMS, CAFM and project planning software. Awareness of architectural, electrical, and mechanical systems. Developing knowledge of contracts, leases, and related legal documents. Comfortable multi-tasking, staying calm under pressure and understanding results are expected. Willingness to be available after hours and in emergency situations.
Preferred Qualifications:
Bachelor’s degree preferred with focus on business, technical or management. Prior supervisory experience not required.Facility management certification and designations valued (CFM, RPA, FMA).
