Royal Caribbean Group’s Workplace Solutions Team has an exciting career opportunity for a full time Manager, Facilities Process & Project reporting to the Facilities Management Director.
This role will work onsite in Miami, Florida.
Position Summary:
This position will be responsible for assisting in the maintenance of building systems in all office and warehouse facilities in South Florida. The majority of maintenance is performed by out-sourced maintenance contractors. This position will be responsible for maintaining these contracts and insuring compliance. Responsibilities will include but are not limited to contract administration, development of scopes of work and bid documents, code and OSHA compliance, building inspections with insurance carriers, fire department inspections, water and air quality testing, hurricane preparedness and disaster recovery. this role or position will provide support to the facilities managers in the following: inspections, contract management and all other items that were listed. This position will be responsible for all regulatory compliance in all south Florida campuses. Building systems include smoke evacuation system, fire doors, life safety/fire alarm system, fire sprinkler pumps, emergency generators, fuel pumps, fuel storage tanks and environmental sensors, sewage pump ejectors, sound masking system, sump pumps, landscaping irrigation, neon lighting and lighted signage, HVAC air handlers, chillers, chilled water pumps, cooling towers, elevators, lighting control systems, gas fire suppression, lightning protection, public address system, water heaters, plumbing controls, water filtration system, food service equipment, automated door controls, heat pumps and security/CCTV systems.
Duties and Responsibilities:
Participate in the development of service contracts negotiated by supply chain partners Perform routine field inspections/assessments of facilities to monitor the execution of such services as carpentry, plumbing, electrical, elevators, fire alarms, custodial, and maintenance as identified by related external contracts or internal Service Level Agreements (SLAs). Review all utility usage and billing to ensure accurate recording and identify usage trends that indicate where utility usage could be conserved. Prepare budget recommendations for maintaining and updating facilities and/or budgets for contracted services. Provide periodic reports on operation/performance of facilities contracts. Oversee inventory management. Perform related duties as assigned. Maintain facilities Asset tracking/work order system. Provide purchasing support/ liaison with supply chain for Facility needs Provide Technical/logistical support for Meeting setup in conference rooms or corporate events Provide support to the on the management and control of the facilities management contracts. Ensure maintenance activities are prepared, agreed and delivered, on time, to the agreed standard. Assist and support the Project Manager/Facilities Managers to ensure the provision of efficient, effective maintenance & facilities services. Assist in the compilation and maintenance of essential records, including asset register, , Health and Safety, regulatory Information, and CMMS records etc. Implement and operate building automation and control systems and procedures Develop proactive maintenance philosophies and tactics. Implement Industry Best Practices where possible. Develops and maintains operational procedure manuals and job aids Conducts periodic site walk-throughs and partners with management insuring building conditions and life safety systems are operational and current. Coordinate and manage the activities of outside contract vendors relative to Workplace Solutions projects Develops and maintains Business Continuity and Hurricane Preparedness plans. Lead Hurricane preparation and post storm recovery efforts. Compile and co-ordinate data, statistics, financial and performance returns etc.; produce reports as required. Project Manage and assist in the oversight of projects on site; assess the potential impact of projects on the operation and maintenance of buildings and communicate accordingly. Manage various construction/remodel projects throughout south Florida/International properties
Minimum Acceptable Qualifications:
Bachelor’s degree in industrial engineering and 7 to 10 years of management experience in building maintenance, custodial services, or housekeeping, including one year of supervisory experience; or high school graduation and seven years of related experience, including one year of supervisory experience. Computer skills and financial analysis skills as required by department. Working knowledge of trades, building systems, housekeeping, grounds, maintenance/repair Contract negotiation experience Strong oral and written communication skills.
