Manager, Investments and Finance

The purpose of the Manager Investments and Finance is to assist with nation-wide dispositions and financing, including financial analysis associated with dispositions and financing decisions, preparing investment summaries, and working with internal and external constituents to prepare for disposition/financing closings. Essential Functions and Responsibilities Dispositions / Recapitalizations: + Manage detailed investment analysis, including underwriting of Bell asset from a buy-side perspective + Lead sensitivity analysis around sale value, including sale vs. hold and/or sale vs. refinance analysis + Coordinate with external brokerage teams to create sales Broker Opinion of Values (“BOVs”) and other value-add recommendations + Work with Bell internal teams to implement disposition preparation measures + Write internal investment summaries for Investment Committee + Lead the disposition marketing process with brokers/owners, including Offering Memorandum creation and other associated analysis + Assist with the legal process, including Purchase and Sale negotiations and other related tasks + Manage information flow and disposition process with brokers, legal advisors, property management and other related parties + Prepare management and accounting teams for property transition + Assist with settlement statement and closing logistics Financing: + Lead management of existing debt across Bell portfolio, including monitoring of assets with near-term maturities and participating in annual budgeting process + Manage sensitivity analysis around dispositions, including sale vs. hold and/or sale vs. refinance analysis + Coordinate with internal and external parties to execute refinancing + Work closely with acquisition team members on new debt origination + Maintain relationships with lenders and debt brokers Additional Functions and Responsibilities + Additional duties as assigned Knowledge, Skills and Abilities: + Demonstrate a high level of motivation and intelligence (a “thinker and a “doer”); + Embrace and foster the company culture of hard work, accountability and positive financial results + Demonstrate financial acumen and analytical skills; strong problem solving skills and quantitative abilities; must be able to absorb large amounts of data quickly and be capable of reaching sound business decisions after reviewing available information; + Demonstrate solid research skills; + Must be resourceful, possess excellent organizational skills (i.e. handling multiple priorities and coordinating large teams) and strong written/oral communication skills; + Demonstrate solid interpersonal skills (the ability to motivate and work with difficult individuals as well as get the deal done without offending team members or buyers/sellers); Must work effectively with vendors, peers, investors and Bell Partners associates + Help develop and maintain strong customer service relationships + Must display a professional demeanor at all times + Flexibility in working hours and travel as required to accomplish the work Education and Background: + BA/BS in business or related field and at least three (3) years of work experience in a relevant field + Strong working knowledge of MS Office Suite to include Excel Requirements These are physical and mental requirements of the position as it is typically performed.
