Manager Construction Project Administration
Overview Manage Construction related administration activities necessary to deliver the new store pipeline, this includes but not limited to; 3rd party permitting services, 3rd party equipment vendor management, key department contact with Landlords and Developers to ensure all necessary permits and Certificates of Occupancy are obtained. Lead a team of Construction Contract and Equipment Coordinators responsible for timely setup and closeout of new store construction projects and the purchasing of goods and services needed for the on-time delivery of new stores. Lead internal process improvement activities and Smartsheet administration. Responsible for overall Construction Project accounting practices Overview of Responsibilities Lead and manage the administrative functions of construction projects, including documentation, scheduling, and budgeting with 3rd party activities necessary to deliver the new store pipeline Manage and provide direction to a team of four team members Permit Facilitation Services: Hire and manage 3rd party permit facilitation service providers. In coordination with Pre-Construction Managers and Manager of A&E Services identify projects in need of permitting strategy and oversight, assign proper firms and manage day to day deliverables. Vendor and Contractor Management: Lead process to identify and qualify General Contractors and Refrigeration installation vendors in all current and future growth markets. Develop and manage vendor/GC scorecards, perform analytics to present to leadership. Hold quarterly business reviews with key equipment vendors Landlord and Developer Store Delivery Coordination: Serve as key liaison with Landlords and Developers to ensure timely and accurate paperwork is exchanged to ensure Certificate of Occupancy and Sprouts licensing can be achieved. Capital Planning and Management: Responsible for new store pipeline capital planning, to include cash flow management, quarterly updates due to finance as well as capital analytics. Maintain cost to build templates for new store estimating purposes. Manage Construction and Equipment Coordinators: Manage team of 4 who coordinate activities related to: Bid Coordination and Evaluation Contract Execution Change Order Management Pay Application Management Project Closeout Process 3rd Party Utility/EMS/Alarm Services setup and management Licensing Coordination Maintain Smartsheet Master: Ensure all construction team members are keeping information current. Lead any reformatting work. Project Closeout Process: Responsible for all contractual, financial, legal process documentation related to the proper closeout process of all new stores Ensure internal and external construction partners and vendors are properly trained in Sprouts software and tools used for collaboration, reporting, billing, such as Workday and Smartsheet #LI-CS1 Qualifications Bachelor’s degree in construction management, Business Administration, or a related field 5 to 7 years’ experience in Construction Administration within the construction/real estate industry. Experience leading teams Ability to read and understand Real Estate Leases and Construction Contracts Strong relationship management skills Effective communication skills, both written and verbal Exceptional organizational skills and attention to detail with analytical methods Ability to multi-task in a high paced – deadline driven environment Understanding of Project Accounting principles High attention to detail/accuracy/problem solving Experience with Microsoft Office Suite, including Outlook and Teams Experience or high adoption skills with Smartsheet, Workday, DocuSign, Adobe, AIA Contracts Benefits In addition to a rewarding career, Sprouts offers a comprehensive program to help support you and your family.
