Role

Sourcing a high energy telecommunicaitons professional to strategically manage the Crown Castle’s technical real estate portflio.  To succeed you will need to develop deep partnerships with multiple engineering teams to develop and execute on real-estate initiatives including: managing commercial leases supporting our POPs, 3rd party data centers MSA’s and service orders, as well as building access agreements for enterprise building connectivity.  Strategic goals will include reducing our surface area and spend throughout our sites today, eliminating single points of failure throughout our network and achieving cost savings as a result.     

Ideal candidate will have a familiarity with commercial leases, data center fundamentals (power, cooling, interconnection, and be a self starter.   

The Manager of Network Real Estate will play a key role in overseeing the strategic acquisition, negotiation, and management of real estate assets to support the expansion and optimization of our POPs, 3rd party data centers, and service orders across the network infrastructure portfolio. This position will require a proactive, solutions-oriented individual with a strong background in real estate, project management, and working cross-functionally with various teams including legal, engineering, and finance. The successful candidate will be responsible for managing a team of site acquisition specialists that will deliver commercial leases to support the Network portfolio for real estate transactions aligned with the Company’s network growth objectives. 

 

Responsibilities 

Manage and drive the origination and creation of lease agreements to support Crown Castle interests in all our Real Estate locations that house critical infrastructure including POPs, shelters, 3rd party data centers and enterprise buildings.  Develop long-term strategy around expansion, consolidation, and exit of our real-estate portfolio including commercial leases and 3rd party datacenter footprints Improve current processes across the team for negotiating and managing leased spaces Lead and manage a team of acquisition specialists accountable for commercial leasing of POPs,3rd party data centers, and service orders.  Oversee and optimize the Network real estate portfolio, including lease renewals, dispositions, and cost optimization strategies. Maintain a deep understanding of market conditions to identify cost-effective opportunities. Partner with internal teams such as legal, engineering, finance, and construction to ensure smooth project execution.  Collaborate with external stakeholders such as property owners, municipalities, and regulatory agencies to navigate the permitting and approval process. Conduct market research to identify and evaluate potential site locations for new network expansions and upgrades. Provide strategic recommendations to improve network coverage and performance. Lead and manage the full project lifecycle from site identification to the completion of the real estate transaction, coordinating internal and external teams to ensure timely and effective delivery. Maintain accurate records of all real estate transactions, contracts, and correspondence. Prepare and present regular updates to senior management on the status of projects, budgets, and portfolio performance.

Exceptional oral and written communication skills  Srategic negotiation skills with ability to drive forward larger deal points while growing relationships with key partners  Experience developing compelling insights leveraging data and market research to influence others   Collaboration and communication across teams and departments to align with business needs   In-depth knowledge of commercial real estate lease structures (gross leases, net leases, triple net, etc.).    Familiarity with lease accounting principles and financial reporting.  Understanding of local, state, and federal real estate laws and regulations. 

 

Education/Certifications 

Associate’s degree in business or engineering or equivalent experience required  Bachelor’s Degree in Business or Engineering preferred  

 

Experience/Minimum Requirements 

Five+ (5+) years experience in commercial real estate lease management, negotiation or administration. A focus on network or telecommunications infrastructure commercial leasing strongly preferred. working for a wireline or wireless carrier or datacenter operator Two + (2+) years managing a geographically dispersed team  Proven track record of successfully negotiating and managing commercial lease agreements (office, landowner, data centers, industrial, etc.) preferably with a national portfolio

Reports to:   Director – Network Access Management  

Title(s) of direct reports (if applicable):  Real Estate Specialist(s), Senior Contract Specialist(s), Colocation Facility Specialist(s) 

 

Working Conditions:  This is a remote role with the expectation of on-site/in-person collaboration with teammates and stakeholders for moments that matter and may require up to 5% travel. 

Additional Information: The salary range offered for this position is $103,120– $139, 212 per year. A candidate’s offer is determined by various factors including but not limited to, depth of experience, role-related knowledge and skills, relevant education or training, internal alignment, and work location.  Depending on the position offered, the compensation package may also include incentive compensation opportunities in the form of a discretionary annual cash bonus or commissions, and equity incentives. Employees (and their families) are eligible for medical, dental, vision, and basic life insurance. Employees are able to enroll in our company’s 401k plan. Employees will also receive a minimum of 18 days of paid time off each year and 12 paid holidays throughout the calendar year.
