Number of Positions: 2 (Additional vacancies possible pending budget approval)

The City of Chicago’s Department of Fleet and Facility Management is looking to fill two Manager of Building Services positions to coordinate and supervise the maintenance, repair and cleaning services for public facilities and tenants in city-owned and operated buildings.

ESSENTIAL DUTIES

· Conducts daily field inspections of municipal facilities and buildings to determine the extent ofgeneral repairs and maintenance required and to assess the quality of services completed

· Inspect and ensure completion of project work

· Receives estimates from private contractors, researches costs for large or complex repairand/or maintenance projects, and makes recommendations for the contracting or the utilizationof city resources to complete identified tasks

· Reviews supply requisitions and monitors the usage of material and equipment supplies toreduce costs

· Supervises and coordinates the activities of maintenance workers, skilled trade crews and vendors

· Submits schedules to vendors responsible for supporting assigned buildings to inform them ofscheduled activities, programs and special events

· Receives maintenance and repair requests from tenants and establishes work priorities

· Recommends changes to cleaning and maintenance methods and processes to improveoperating efficiency

· Inspects cleaning operations in buildings to ensure that service and maintenance activitiescomply with established work standards

· Reviews custodial vendor work and speaks with departments to review needs and concerns

· Assesses training needs of subordinate personnel and conducts and facilitates instructionalprograms

· Manages the centralized ordering of materials, supplies and equipment to ensure appropriatelevels of inventory are available for facility maintenance

· Evaluates the performance of subordinate personnel, recommends disciplinary actions andhandles employee complaints and grievances

· Compiles and generates status activity reports of pending and completed maintenance andrepair projects

· Reviews plans and drawings for renovations, new facilities or major repairs, as required

· Communicates via smart phones (calls/ emails) 24 hours a day/ 7 days a week

· Provides concise communication to vendors on site for scheduled projects and assesses any staffing issues at City facilities

· Must check smart phone for overnight requests/ services and report follow up and progress to supervisor

· Visits seasonal vendor (landscaping/ snow) and scheduled work sites to ensure work is completed to quality assurance levels as well as appropriate staffing levels

· Provides weekly sign off on invoices to confirm compliance with vendor’s contract requirements

· Conducts facility inspections and notes any building issues or concerns

· Communicate issues and concerns via email / phone to the building engineer to enter into the Work Order system

Salary: $74,244.00/year
