MANAGER PLANT OPERATIONS/MAINTENANCE
Summary Under the direction of the Director of Facilities, the Manager of Plant Operations and Maintenance is responsible for all functions and activities which are necessary in maintaining the physical structures, utilities, and grounds of St. Mary’s Regional Medical Center, St. Mary’s d’Youville Pavilion, and all properties owned or leased by the above. Essential Duties and Responsibilities + + Establishes departmental goals and objectives annually in concert with overall hospital goals and objectives. + Develops and reviews policies, procedures, and programs for the department to ensure effective maintenance and compliance with CMS and State regulatory requirements and DNV Conditions of Participation. + Represents the facility with federal, state, and local officials for compliance with building regulatory inspections. + Assists the Director of Facilities to secure service contracts utilized to maintain the buildings and grounds, alarm systems, life safety systems, utilities, landscaping, and plowing in accordance with federal, state, and local codes, the DNV, and NFPA. + Assist the Director of Facilities with preparation of all regulatory related inspections and compliance documentation. + Collects information about deficiencies and opportunities for improvement in all owned or leased facilities and uses this information to plan and implement corrective action, special projects, and performance improvement. + Periodically inspects buildings and equipment to determine need for alteration or repair, advocate for capital budget requests and plan projects as needed. + Provides leadership in developing performance standards for all Plant Operations personnel. Evaluates and counsels all employees on their performance in a professional and timely manner. + Prepares and reviews all departmental job descriptions to ensure each staff member is evaluated correctly and that proper expertise exists to maintain the facility and ensure cross training and cross coverage of all trades. + Oversees preventive and corrective WO’s. + Reviews and makes recommendations on all CMMS maintenance issues (WO’s) and assigns appropriately to best accomplish completion. + Responsible for creating a culture of teamwork, discipline, and responsibility to ensure efficient and productive use of time. + Prepares and monitors department operating budget. + Makes recommendations for capital needs and improvements. + Continually researches potential areas of cost containment and initiates or recommends alternative approaches or controls. + Participates in all multidisciplinary committees representing Plant Operations. + Meets weekly or as needed with the Support Services Officer to gain and share information regarding divisional and Hospital operations, construction, and new initiatives. + Meets daily with Maintenance staff for Safety and Operational pass on. + Meets monthly or as needed with Plant Operations personnel to update staff on hospital initiatives and departmental goals, objectives, and training. + Communicates with the Support Services Officer, other division leaders, public officials, and staff to make informed decisions and provide hospital wide notification as appropriate. + Attends conferences, educational programs, workshops, and task forces and applies acquired knowledge in practice. + Maintains educational training log with backup materials to maintain Licensure. + Participates in self-evaluation process. + Acts as a resource and may provide in-service education in qualified areas of expertise. + Develops monthly internal opportunities for staff to gain knowledge and receive updates. + Arranges for staff to attend workshops pertinent to their field of expertise. + Responsible for assigned projects as requested by the director by the director of Facilities/Plant Operations. + Some tasks may require evening/weekend services. + Flexibility to attend evening/weekend programs and meetings. + Supports and promotes the mission and values of Covenant Health Ministry. + Other duties and activities as requested by the immediate supervisor and that are consistent with this role. Job Requirements Job Knowledge and Skills + Knowledge of facility and utility maintenance, repair, and installation generally acquired through specific training in an engineering discipline such as mechanical, electrical, civil, or construction. + Understanding of hospital terminology, preferred. + Handles multiple priorities, and work under pressure. + Ability to make decisions using independent discretion. + Computer skills. + Mathematical skills + Must read, write, speak, and comprehend the English language. + Work alone or with a team and in crowded/confined spaces. + Responsible, supportive team player and have interpersonal skills with team members, staff, or vendors. + The ability to manage anger, fear, hostility, violence, stress appropriately. + Must be able to follow written or verbal instructions. Education and Experience + Associate’s degree in related industry required, bachelor’s degree preferred. + Maine Driver’s License + 5-7 years of supervision experience in institutional plant management, health care, education, or commercial real estate An equivalent combination of education and experience which provides proficiency in the areas of responsibility listed above may be substituted for the above education and experience requirements
