The Role

The Sales Manager is primarily responsible for supporting and managing all aspects of the leasing process at large (+600 homes) communities. This associate also develops and implements appropriate sales strategies and practices based on the needs of the community, determines community sales goals, and motivates, coaches and monitors performance of sales associates in order to achieve community and organizational goals.

Essential Job Functions:

Understands the community’s budgeted occupancy, rents, and leasing needs and sets appropriate weekly and monthly leasing goals for the leasing team, as well as tracks, monitors, and reports progress and overall performance.

Proactively manages the sales process by converting prospect leads into leases, assists with move-ins, lease renewals, and move-outs, ensures that all lease information is accurately and timely recorded according to policy, and leases apartments as needed.

Models effective leasing and sales behavior, professionally presents and educates (prospective) residents on layout, amenities, design, and features of the community and brand, as well as the surrounding area/neighborhood, and conducts tours as needed.

Reviews traffic and online guest cards with Community Consultants to ensure proper follow-up is achieved.

Monitors and analyzes various operations reports, such as the Weekly Activity Detail and Market Surveys, to assess the effectiveness of the marketing plan and communicates results to the supervisor

Leverages technology platforms and leads management to communicate and manage leads.

Ensures adherence to standards for merchandizing of community (tour path, models, leasing center, etc.).

Oversees the delivery of various resident-oriented services (e.g. package pick-up/delivery, community newsletter, parking passes, guest parking passes, etc.).

Ensures appropriate resolution of customer service issues and empowers effective sales and customer service interactions that result in high levels of customer loyalty and satisfaction as measured by the Net Promoter Score (NPS).

Provides pricing recommendations to the GM/SCM and assists in the completion of the Market Survey Reports to be used by the management team to assess the competitiveness of the community.

Participates in Revenue Management calls/discussions as needed.

Maintains effective partnerships to deliver seamless and consistent customer experiences across the Customer Care Center, Level One, and on-site platforms.

Assists in the development, implementation, and/or monitoring of programs to maximize revenue, control expenses, and improve customer satisfaction within the community.

Follows and reinforces all applicable AVB policies and procedures and ensures compliance with federal, state, and local laws as needed, specifically Fair Housing regulations.

Schedules and delegates workload between Community Consultants to ensure work is being completed accurately and in a timely fashion.

Conducts one-on-one meetings with Community Consultants on a daily/weekly basis to review performance and discuss successes and opportunities, as well as conducts weekly sales meetings to review performance and set future expectations.

Provides feedback, coaching, and support to sales team to drive achievement of established goals, as well as holds one-on-one meetings with sales staff.

Empowers, engages, and develops associates to achieve greater performance and desired business outcomes.

Recruits, schedules associates, gives work assignments, conducts training and performance evaluations, and makes recommendations regarding hiring, promotion, and termination where applicable.

You Have:

High School diploma or equivalent (GED) required.

Bachelor’s degree preferred.

Valid driver’s license and automobile insurance, where applicable

2+ years of sales management experience in multi-family or related property management, retail, hotel reservation/front desk, or another field.

Listens and quickly develops rapport with residents and prospective residents.
