Key
Responsibilities:
General Duties:
+ Demonstrate knowledge of contract and company policies and procedures.
+ Review site plans, architectural layouts, and contract job plans to prepare and execute preventive and corrective maintenance work.
+ Utilize available resources to complete work according to the maintenance schedule.
+ Perform duties with integrity and address non-conformances.
+ Seek to improve operations and implement cost-saving measures.
+ Review material and labor expenditures weekly and reconcile with payroll/purchasing departments.
+ Assist engineers and mechanics with CMMS software or arrange additional support.
+ Complete monthly employee safety training and weekly Toolbox Talks.
+ Create shift-level procedures to manage project paperwork and meet contract reporting requirements.
+ Make informed decisions and provide substantial justification.
+ Attend all scheduled meetings prepared to discuss open items and additional meetings or inspections as directed by senior managers.
+ Perform daily, weekly, and additional duties as directed by senior managers.
+ Promote a positive attitude and professionalism in all duties.
Daily Tasks:
+ Be present on-site for the entire shift unless confirmed in advance or on PTO.
+ Log into LOGBOOK and review the report from the previous shift.
+ Communicate with MTA/LIRR personnel to ensure support for the day's tasks.
+ Review the Call Center log for accuracy and provide updates.
+ Review all Preventive Maintenance Service Request Orders (PM SROs) for completion and accuracy.
+ Identify critical equipment issues and notify engineering staff to re-route or reschedule resources.
+ Review all Part of Contract Service Request Orders (PC SROs) for completion and accuracy.
+ Complete the Shift Report at the end of the shift and ensure appropriate content.
+ Scan and email all hardcopy paperwork to the Call Center.
Weekly Tasks:
+ Review work schedules and approvals for the current and following weeks.
+ Attend staff meetings and provide updates.
+ Conduct Toolbox Talks and quality control inspections.
+ Review MTA open items list and provide status updates.
+ Notify subcontractors of approved access and protection.
+ Verify resource availability and stage resources if possible.
+ Prepare summary production reports and submit confirmation requests for future access and protection needs.
Emergency/Critical/High-Visibility
Work:
+ Maintain constant communication with Chief/Lead Engineer and other involved parties.
+ Follow up with the field team after emergency/critical/high-visibility work to gather necessary information.
+ Provide a summary of incidents to the Site Manager.
Extra Work Orders:
+ Notify site administration to log work and create a SharePoint folder for tracking.
+ Prepare or obtain quotes/proposals for work within 2 business days.
+ Review and verify the accuracy of quotes/proposals.
+ Submit Extra Work Orders (EWOs) within 1-2 business days of receiving quotes.
+ Work with MTA to provide additional requested information and revise proposals if needed.
+ Follow the job through completion and notify finance once work is verified.
Required Meetings
& Reports:
+ Attend Tuesday Site Staff Meetings, Wednesday Toolbox Talks, and Chief Engineer Meetings.
+ Submit daily Shift Reports, Access & Protection Requests, and weekly Quality Control Inspections.
Qualifications:
+ HVAC and electrical experience.
+ Knowledge of work order durations.
+ Proficiency in Excel and Outlook.
+ Ability to manage and deal with vendors.
+ Background in engineering or facilities management.
+ Strong knowledge of contract and company policies and procedures.
+ Excellent communication and organizational skills.
+ Ability to make informed decisions and provide substantial justification.
+ Proficiency in CMMS software and other relevant tools.
+ Commitment to safety and professionalism.
**Pay and Benefits**
The pay range for this position is $35.00 - $38.00/hr.
