The Manager Technical Services is located in Toronto, Ontario, and is responsible for managing and maintaining either single or multiple client facilities, including managing building staff and vendors, coordinating space renovations, and client relationships. Additionally, the Facility Manager will ensure profitability through effective planning, management, and development of effective controls and procedures.

The Manager Technical Services will be responsible for the following duties and responsibilities:

Ensuring processes and procedures are in place to ensure consistency and continuity of services.Acting as the Owner’s Representative for the stipulated work and any other tasks as requested.Develop and maintain an expandable comprehensive maintenance program, which will include training maintenance personnel and establishing an innovative Preventive Maintenance ProgramHolding primary responsibility for clear, comprehensive and timely reporting as agreed.Leading/attending meetings on a regular and frequent basis to provide monthly and quarterly reporting, highlighting performance, achievements and recommendations.Ensuring accountability, as well as a Continuous Improvement emphasis for the benefit of the customers.Execute tasks and lead staff in accordance with Corporate Policy.Build, promote and maintain good customer and vendor relationships.Prepare contracts and negotiate revisions, changes, and additions to contractual agreements with suppliers, and subcontractors.Prepare progress reports and issue progress schedules to clients.Hire and supervise the activities of subcontractors and subordinate staff.Participate and provide updates to customers designates during weekly / bi-weekly / monthly meetings or as needed.Provide assistance for internal or client-based audits or inspections as needed.Ensure that required environmental, health and safety, security and quality assurance programs are implemented as per internal / client specific policies and local codes and regulations.Provide oversight and technical guidance to direct reports, as needed.Perform site inspections in an effort to increase conformance to safe and best work practices, including post-incident reporting, supporting EHS / Security reports, and reviewing / approving any new request for client reports.Ensure staff compliance with applicable training requirements (internal / client specific) and ensure job specific procedural guidelines are followed.Provide SMART benchmarks for staff KPI’s and provide feedback semi-annually in the form of documented performance assessments.Develop and implement shift schedules while managing labour resources to ensure that the appropriate staffing levels are maintainedResponsible for the development and management of operational and capital projectsInventory and order equipment, materials, and supplies for the maintenance departmentReview and approve all expenditures for materials, equipment, tools, supplies, and subcontractorsMust be able to respond to facility emergencies after hours Manage the total overall operation of the facilities in the areas of safety, productivity, and efficiency to the standards of the contract and to the satisfaction of our customersDevelop and maintain an expandable comprehensive maintenance program, which will include training maintenance personnel and establishing an innovative Preventive Maintenance ProgramEffectively manage employee performance utilizing appropriate processes including establishing objectives, coaching, mentoring, and corrective disciplinary actionResponsible for solving problems and/or conflicts in a professional manner while maintaining open and timely communication with the customerInterface with internal and external customers ensuring effective communications regarding status and priority of workDevelop and implement shift schedules while managing labour resources to ensure that the appropriate staffing levels are maintainedManage and coordinate all utility building activities (such as boilers, emergency generators, chillers, electrical units, etc.)Prepare proposals for additions, deletions, and changes to the contract scope as requested by the customerTracks, analyses, and trends project costs; provides accurate invoicing and budgets based on the contract type, terms, and conditionsResponsible for the development and management of operational and capital projectsPlan and prepare project schedules, milestones, and budgets while monitoring progress against established schedulesEstablish and maintain strong, collaborative relationships with vendors and other third parties to understand challenges and opportunities, ensure timely exchange of information, and ensure budgetary and service level requirements are met or exceededPrepare and negotiate contracts, renewals, changes, and additions to contractual agreements with clients, architects, consultants, suppliers, and subcontractorsAdherence to and implementation of health, safety, quality control, and environmental policies and programsInventory and order equipment, materials, and supplies for the maintenance departmentReview and approve all expenditures for materials, equipment, tools, supplies, and subcontractorsMust be able to respond to facility emergencies after hoursOther duties as assigned

EDUCATION REQUIREMENTS

Post-secondary education in a related field

WORK EXPERIENCE REQUIREMENTS

3-5 years’ experience in building maintenance or related trade preferredMust have strong knowledge of building electrical, mechanical, HVAC, and building structural systemsExperience in maintaining and managing all building services utilizing contractors and in-house staffExperience with commercial/institutional buildings, project management, and hydro/water/HVAC is an assetExperience implementing process and procedural improvementsKnowledge of local and national electrical codes, National Building Code, and National Fire Code is requiredMultiple years of experience in an airport/airline setting is an asset
