Marketing Director
Overview Seeking a visionary Multifamily Marketing Director to lead our dynamic team in crafting compelling campaigns and transforming living spaces into thriving communities. You will work with a small, in-house marketing team that is pushing hard to innovate in the multifamily commercial real estate (CRE) marketing space. Our goal is to implement efficient marketing programs that maximize lead generation efforts and minimize the expense for our clients while simultaneously making our sales and leasing teams’ jobs easier. We use best-in-class technology to modernize, automate, and streamline our marketing and business practices. We are a close-knit team with a leader who is more coach than boss. The ideal candidate is a seasoned marketing professional with CRE experience – preferably in the multifamily industry. Above all else, we are looking for someone who is a great communicator (writing and verbal skills), a skilled strategist, and a strong leader. The Marketing Director will develop and execute marketing strategies to support the success of our growing 23,000-unit Mid-Atlantic multifamily real estate portfolio, including lease-up, stabilized, value-add, and affordable apartment communities. The Marketing Director will focus their efforts on Gates Hudson’s portfolio of properties in the Washington D.C., Maryland, and Northern Virginia region. Responsibilities Responsibilities: · Develop and implement comprehensive marketing strategies to drive leasing and resident retention for multifamily properties · Conduct market research and analysis to identify trends, competitive landscape, and target audience preferences · Manage and enhance the brand image of the multifamily properties to differentiate them in the market · Develop branding guidelines and ensure consistency across all marketing materials · Oversee digital marketing initiatives, including website management, online advertising, social media campaigns, and email marketing · Utilize digital analytics to measure the effectiveness of online marketing efforts and adjust strategies for continuous improvement · Track and analyze marketing performance metrics, providing regular reports to clients and senior management · Plan and execute traditional marketing campaigns, including print media, direct mail, and signage · Coordinate with advertising agencies or vendors to create and deploy marketing materials · Create and maintain marketing collateral such as brochures, flyers, floor plans, and presentations · Ensure that all materials comply with branding guidelines and relevant regulations · Organize and coordinate events to showcase the multifamily properties, such as open houses, community events, or networking functions · Develop and manage the marketing budget, ensuring cost-effective strategies and optimal allocation of resources · Collaborate with leasing teams, property managers, and other stakeholders to align marketing efforts with business objectives · Stay informed about relevant laws and regulations related to real estate marketing, ensuring all marketing activities comply with legal requirements · Stay current with industry trends, emerging technologies, and innovative marketing approaches to stay ahead in the competitive market · Lead regularly recurring client meetings as Gates Hudson’s primary marketing representative · Assist with new business development efforts, including outreach to new clients and researching and analyzing potential assets · Assist with the development of management presentations for potential client Qualifications Qualifications: Education: · Bachelor’s degree in marketing, advertising, business, real estate, or a related field Experience: · 7+ years of experience in multifamily property management, proptech, or real estate investment/development preferred · 5+ years of marketing experience, preferably within the real estate or property management industry · Innovative experience encompassing the experiential, promotional, digital, and social aspects of marketing · Excellent communication skills (written and verbal) is critical · Broad knowledge of apartment operations and industry-related marketing concepts and terminology in order to read, interpret, and apply market information to understand its impact on occupancy, traffic, retention, pricing, and revenue Job Specific: · Strong communication, strategic thinking, and leadership skills are essential for success in this role · Knowledge of leasing processes, resident acquisition, and retention strategies is critical · Experience in managing and developing teams is required · A strong understanding of marketing principles, strategies, and tactics · A solid background in digital marketing · Experience in developing and managing brands · Experience in developing and managing marketing budgets · Strong analytical skills for tracking and reporting marketing performance and optimizing campaigns · Ability to effectively communicate marketing strategies to internal teams, stakeholders, and clients · Ability to work with operations leaders to drive asset performance, identify opportunities, and ensure client satisfaction · Capable of managing expectations and ensuring customer satisfaction related to marketing services for internal and external clients
