MARKETING MANAGER
Overview This position is based out of our Richmond, Virginia, corporate office. You will work with a small, in-house marketing team that is pushing hard to innovate in the multifamily CRE marketing space. We aim to implement efficient marketing programs that maximize lead generation efforts and minimize the expense for our clients while simultaneously making our sales and leasing teams’ jobs easier. We use best-in-class technology to modernize, automate, and streamline our marketing and business practices. We are a close-knit team with a leader who is more coach than boss. The ideal candidate will have some CRE experience – preferably in the multifamily industry, but if you are a savvy, experienced marketer, please reach out. The ideal candidate is: a hardworking, team-oriented enthusiast who excels in a fast-paced, constantly evolving work environment an excellent communicator who is comfortable presenting and interacting directly with clients experienced in marketing, advertising, and residential multifamily property management a thoughtful marketer who understands how to diagnose the needs of each property/ownership group and develop and execute an appropriate strategy well-versed in modern marketing practices, including digital marketing, social media marketing, website optimization, internet listing services (ILSs), print collateral, signage, etc. a motivated self-starter with the drive to work independently, but thrives in a team environment an easy-going, easy-to-work-with individual who can maintain a fun, positive attitude while meeting tight deadlines and managing constantly evolving priorities Responsibilities Job Responsibilities: Serves as primary marketing relationship manager to clients for respective portfolio Effectively communicate (in writing and verbally) with Gates Hudson team members and clients in a manner that is professional and delivers stellar customer service Ensure brand consistency for properties within the portfolio Analyze reports and analytics to diagnose marketing needs and prescribe strategic solutions Develop and manage marketing budgets for a portfolio of apartment communities Diagnose sales and leasing deficiencies and execute tactical marketing strategies while ensuring efforts remain within budget and expectations are clearly communicated to appropriate stakeholders Monitor the marketing performance of the portfolio as it relates to occupancy, lead generation, conversions, and subsequent return on investment (ROI) Generate and maintain regular marketing performance reports and presentations and present findings to clients in meetings and conference calls Work with internal and external resources/vendors to develop marketing materials (print, digital, signage, etc.) for new properties under Gates Hudson management Maintain an in-depth knowledge of market trends, demographics, and competitors for properties in the portfolio Maintain a working knowledge of various marketing technology platforms to lend expertise and provide general support to operations teams Manage vendor relationships with various ad agencies, marketing technology partners, print firms, etc. Perform other ad hoc tasks and duties as assigned Organizational Responsibilities: Follows established policies and procedures by monitoring and ensuring compliance with regulatory requirements, organizational standards, and operational processes related to area(s) of responsibility and reporting violations or infractions to appropriate individual(s). Practices proper safety techniques in accordance with Company, property, and departmental policies, procedures, and standards by immediately reporting any mechanical or electrical equipment malfunctions, employee/visitor/resident injuries or accidents, or other safety issues to the appropriate individual(s). Identifies areas for improvement and offers suggestions and/or acts on opportunities to improve efficiency and productivity. Keeps abreast of current changes in technology, processes, and standards within the industry and area(s) of responsibility by attending internal and external training classes, researching and/or subscribing to the internet or other professional publications, or utilizing other appropriate methods to obtain business and professional information, and applies knowledge and practices to the areas of responsibility. Working Conditions: Incumbents work in a hybrid office environment but must visit and inspect the leasing office, unoccupied units, amenities, and the grounds of properties and competitors within the assigned portfolio. Physical Demands: Incumbents must be able to view computer screens, smartphones, and other electronic equipment, paper reports, and journals for extended periods where visual strain may result Incumbents must be able to push, pull, lift, carry, or maneuver weights of up to ten (10) pounds independently and twenty-five (25) pounds with assistance Routine, local travel may be required to conduct market research, make site visits, attend training classes, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position Qualifications Knowledge, Skills, Abilities: 3-5 years of multifamily marketing experience preferred Excellent communication skills (written and verbal) are critical. Candidates may be asked for writing samples and/or complete an assessment during the interview process. Proficiency using Microsoft Office (Word, Excel, PowerPoint, Outlook) Working knowledge of Yardi (property management software) is a plus General knowledge of apartment operations and multifamily industry marketing concepts and trends is preferred A Four-year degree in marketing, advertising, or business and/or equivalent experience is preferred.
