Marketing Manager

Primary Purpose of Position:

Manage office, retail, and community marketing, promotions, events, customer service, and communications efforts to enhance the value, experience, and engagement of office clients and visitors at The Hub on Causeway.

 

Essential Functions:
 

Marketing:

Manage advertising, branding, event planning, social media, and public relations initiatives while adhering to approved budgets. Implement advertising and social media programming through analysis of market trends, demographic and psychographic surveys, media demographic and distribution research, advertising production, client participation and cooperation, and program evaluation. Manage ongoing content creation for client experience mobile application promoting onsite retail and restaurants, amenity reservations, and special events. Solicit partnerships with onsite retailers and hospitality partners to offer exclusive discounts and experiences to office and/or residential tenants at The Hub. Serve as onsite app expert and content manager. Serve as “webmaster” for The Hub on Causeway website and manage additional social media channels and partner agencies as directed (Facebook/Instagram etc.). Develop and update content, architecture, graphics and increase on-line visibility. Manage monthly analysis and reporting in partnership with social media agency partner. Assist onsite retailers in enhancing sales by studying sales reports to identify trends and recommend strategies; advising tenants in the use of advertising, promotions, and designing and executing tactical marketing programs to drive traffic and increase in-store sales. Create and oversee tactical marketing, public relations, and promotional plans for new store openings at The Hub on Causeway. Oversee the creation of all communications to office clients about events, retail openings, etc. Develop and execute annual calendar of client appreciation events. Assist residential marketing team with execution of annual marketing plan for Hub50House. Support leasing team in the marketing of the Flex by BXP co-working product through the coordination of web assets, events and promotions targeting new and existing office clients.

 

Events, Communications & Public Relations:

Manage event ideation and execution of programming and events at The Hub on Causeway within the retail podium, 8th Floor Sky Lobby at 100 Causeway, Community Room, and Flex by BXP space (may include oversight of event calendar, contracts, user agreements, certificates of insurance, and production schedules). Communicate consistently and effectively with retail, office, and hospitality clients to educate them on marketing programs, obtain their participation, and assist them with questions, concerns or problems. Create and maintain positive relations with office and retail clients via regular proactive communication, meetings and routine follow-up. Regularly inform Vice President, Marketing and Property Manager of topics discussed and action items to be addressed. Assist in new office and retail client orientation meetings to review, create, and approve all client welcome package materials. Enhance and protect BXP’s and The Hub on Causeway brand and image by approving all use of photographic images, logos, and or write-ups by contractors, vendors, and tenants. Direct and manage the work of outside event producers, vendors, and consultants including but not limited to public relations and advertising agencies as assigned. Develop and execute communications plans for tenants, customers, and visitors in regard to ongoing construction and development projects. Evaluate proposed special events, both income and non-income producing, for adherence to the standards set for the property.

 

Community Relations:

Represent Boston Properties in the outside community through active participation in civic, educational, and charitable organizations. Assist in identifying and targeting appropriate community partners for mutually beneficial activations. Manage all community/non-profit bookings and events within The Hub on Causeway community room. Liaise with office tenants to provide guidance on their various events, charity functions and corporate initiatives. Work in partnership with anchor tenant of 100 Causeway on an annual calendar of charitable and seasonal building lightings.

 

General:

Oversee development and management of annual marketing plan and budget for The Hub on Causeway. Report on quarterly forecast and variance. Work in partnership with Property Management to maintain, record, and process all marketing related invoices. Maintain an understanding of landlord obligations and operating expense language of tenant leases and license agreements. Develop and maintain positive working relationships with members of Delaware North marketing and asset management teams. Develop and maintain positive working relationships with members of the local media, acting as second line media contact in crisis situations as well as non-crisis media inquiries. Maintain on-going relationships with Marketing Team members of other BXP venues, seeking ways to share marketing expertise and best demonstrated practices. Organize and maintain libraries of reference and resource materials to support marketing efforts and presentation needs of other management groups.

 

Region Specific Functions:

Promote BXP’s ownership to internal and external audiences, positioning the property as an important location and destination in the market. Perform other duties as assigned.

 

Requirements and Qualifications:

BA/BS degree required with a concentration in Marketing, Communications, Event Planning preferred. A minimum of 4 to 7 years of progressively responsible marketing or marketing communications experience to include both qualitative and quantitative market analysis, strategic planning, and marketing program development required. A minimum of 2 to 4 years of direct supervisory experience with employees preferred. Excellent written and oral communication skills. Prior experience in strategy, planning, and creation of digital content for website and/or mobile applications. Strong analytical skills and a familiarity with basic marketing research techniques. Knowledge of print production, advertising production, media buying, and the marketing incentives business. An understanding of building operations and retail sales is desirable. Proven initiative, and the ability to create project timelines as well as time and action plans for events and execute them. Excellent project management skills. Demonstrated skills for organization and multitask prioritization. Ability to work in a fast-paced entrepreneurial environment. Ability to work independently, as well as part of a team. Adaptability to changing demands. Effective problem-solving skills. Proficiency with Microsoft Office Applications. Flexibility with work schedule as work on nights and weekends are required when marketing programs/events are occurring or are requiring preparation.

 

Physical Requirements:

Involves work of a general office nature usually performed sitting such as operation of a computer. Involves work of a general office nature usually performed standing such as operation of a fax and printer. Involves work such as tours throughout property portfolio usually performed by walking and by climbing stairs. Involves movement between departments to facilitate work.

 

Internal and External Contacts:

Regularly interfaces both verbally and in writing, with tenant contacts, with the leasing, construction, development and financial teams as well as external vendors, consultants, and with the general public.

 

Reporting Structure:

This position reports to the Marketing Director, who provides supervision, guidance and evaluates work performance on a periodic basis.
