Provide leadership, management and supervision for the HVAC /R and Plumbing teams and contractors involved in construction, renovation, maintenance and repair projects to buildings, equipment and facilities. Serve as subject matter expert within the project planning process for existing and potential mechanical systems. Utilize computerized maintenance management system ( CMMS ) to develop and administer cycle and preventive maintenance programs for mechanical assets of the campus. Ensure compliance with established standards, procedures and codes General Duties and Responsibilities Leadership: + Develop department goals in line with the College’s strategic vision, particularly with regard to sustainability and energy efficiency. + Provide and coordinate training and professional development to HVAC /R and Plumbing employees enabling them to perform their duties in a safe, efficient and professional manner. + Plan, schedule, and oversee construction, repair and maintenance activity; solicit bids for and ensure projects are carried out on a timely basis and according to specifications and plans. + Develop scope and serve as project manager for major maintenance & repair projects involving mechanical trades. + Represent HVAC /R and Plumbing at weekly/daily staff meetings Daily Service: + Supervise, train, develop and evaluate a staff, including; HVAC /R technicians, plumbing technicians, safety mechanics, kitchen mechanics and general mechanics. + Interpret work orders, blueprints, technical orders/specifications and instruct employees accordingly. + Prioritize, assign, and track work orders using maintenance management system; ensure materials, supplies, tools and equipment are available for jobs. + Plan for and coordinate response to campus emergencies to assure continuity of College programs. + Ensure all work processes comply with regulatory requirements and college policies and procedures. + Train employees on safe operation of tools, materials, and equipment. + Perform routine office functions to include scheduling and review/approval of employee payroll and use of benefit time. + Required to be available outside of the College’s normal administrative office hours. Stewardship: + Assist in the capital asset reinvestment planning process—identify and prioritize projects based on established criteria. + Evaluate repair versus replacement cost of equipment; assess new equipment specifications to ensure they meet current and future programmatic needs, and align with Facilities Management standards. + Serve as part of Connecticut College’s project teams, as the subject matter expert for existing and potential mechanical systems. Education and Skills + Associate degree and 5-10 years of progressively responsible maintenance experience, or equivalent combination of education and experience. + Technical knowledge of HVAC /R and Plumbing. + Must possess and maintain one of the following valid State of Connecticut trade licenses; S-1 or D-1 or equivalent. + Strong written and verbal communication skills. + Knowledge of computerized maintenance management systems. + Knowledge of OSHA and other applicable federal, state and local laws. + Strong analytical skills. + Interpersonal skills; oral and written communication skills. + Ability to prepare estimates and keep shop records, interpret and read blueprints. + Must possess and maintain a valid driver’s license. + High integrity needed to handle confidential information Preferred Qualifications Physical Demands Driving Required Yes Salary Range $82,000-$92,000 Covid Vaccine Information Effective June 8, Connecticut College will no longer mandate the COVID -19 vaccine or boosters.
