Mobile Chief Engineer
**Job Title** Mobile Chief Engineer **Job Description Summary** This position supports our client, Sony Interactive Entertainment, within the fast-paced and innovative video game and entertainment industry in Los Angeles. It plays a critical role in overseeing multiple sites across the LA region, maintaining day-to-day functionality, and ensuring seamless facility and studio operations. Chief Engineer provides daily lead role support to the Senior Facilities Manager and assigned workgroup, coordinating work orders and IFM needs for the engineering program to the highest level of quality work and customer service as well as the administration of the engineering department in alignment with the management team, the C&W engineering platform, and client expectations. The Chief Engineer will perform at the highest of ethical standards, reflecting the core values of C&W as defined in its Business Code of Conduct, Policies and Procedures Manual, and other related company policies. Under FM leadership guidance, supports the planning, implementation, coordination, and lead role for all mechanical operations, maintenance, communications, energy management, and manpower development programs for assigned client properties. The Chief Engineer may be required to perform hands-on perform timely routine operational maintenance. **Job Description** **Job Responsibilities** • Will perform operational, maintenance, and repair work and may also assign and supervise the duties performed by building engineers, review their daily work requests, document areas of consistent problems and forward to supervisor daily recommending corrective action and contractor involvement, if necessary. • Performs major plumbing replacements including domestic water piping, steam trap repairs, sewage line repairs, bathroom fixture repairs, etc. • Perform electrical repairs including running and bending conduit piping, pulling cables, performing electrical panel maintenance, electric motor maintenance, and predictive maintenance using a meggar on said motors and compressors. • Under the guidance of FM leadership, authorize and direct engineers to make corrective actions as necessary to ensure tenant comfort and safety. • Conduct regular inspections of building systems and equipment; identify and resolve issues. • May help support the FM leadership with the development, communication, and monitoring of plant operations budgets. To include preparing initial plant operation budget drafts and making related recommendations to FM leadership for any IFM actions that might improve tenant survey results in relation to the prepared budget. • Develop, implement, and maintain an effective preventive and predictive maintenance program for task scheduling, routines, and performance. Program to include procedures for annual, semi-annual, quarterly, monthly, and other scheduled maintenance as provided by the manufacturer’s recommendations and/or industry best practices. • Assess operational, maintenance, and repair needs of all boilers, heaters, pumps, valves, appurtenances, and lines used in the distribution of steam and heated or processed water and ensure all necessary work is performed. • Assess operational, maintenance, and repair needs of refrigerant compressors, condensers, evaporators, traps, transfer pumps, expansion valves, stop valves, and float valves, together with all refrigerant lines and devices used to control temperature, and air conditioning systems in their entirety and ensure all necessary work is performed. • Assess operational, maintenance, and repair needs of pumps handling water or other secondary refrigerating liquids together with all valves, appurtenances, and lines used in the system and ensure all necessary work is performed. • Assess operational, maintenance, and repair needs of air compressors, together with distribution lines and all valves and devices for air control, and ensure all necessary work is performed. • Assess operational, maintenance, and repair needs of all-natural and manufactured gas distribution lines, including all valves and control devices, and ensure all necessary work is performed. • Assess operational, maintenance, and repair needs of water filters, softeners, piping, and pumps used in conjunction with water distribution, including all sinks and toilet bowls, including all supply lines, drains, water lines, control devices, and sprinkler systems and ensure all necessary work is performed. • Assess operational, maintenance, and repair needs of all types of electrical motors and engines used to power pumps, compressors, and fans and ensure all necessary work is performed. • Maintenance of elevators except where this type of equipment is serviced and maintained by specialized contractors. • Assess operation, maintenance, and repair needs of building automation systems for HVAC, including consoles, data gathering panels, remote sensors, and indicating devices, and ensure all necessary work is performed. • Assess operational, maintenance, and repair needs of sanitary sewer systems, sump pumps including basins, water closets, urinals, and piping and ensure all necessary work is performed. • Perform or assign maintenance and repair of trash compactors, including electrical and hydraulic systems. • Perform or assign maintenance and repair of all kitchen equipment excluding tenant-owned equipment. • Prepare and expedite approval of all work order internal control documents. • Monitor the construction process to assure compliance with contract documents. • Coordinate all work with user and Internal Support Groups. • Maintain complete project files recording progress, approvals, financial data, and contracts • Perform final inspections, punch list exceptions, and expedite corrective action • Maintain ongoing communication with tenants, clients, property management, and vendors. • Must maintain all Federal, State, or Local licenses required for locations assigned. • If the role is assigned a Pcard for related repair/supply purchases, the engineer is required to retain all receipts with expense reconciliation to be completed on all purchases monthly in compliance with C&W and Client account policy. • Recommend improvements to the preventive maintenance program on an ongoing basis. • Ensure the management team is informed of current building operations by compiling and submitting monthly reports • Complete all required C&W Safety Training as scheduled annually. • Comply with C&W Uniform Dress Code while working and maintain a neat and clean appearance during all working hours. **KEY COMPETENCIES** • Communication Proficiency (oral and written) • Interpersonal Skills • Organization Skills • Technical Proficiency • Problem Solving/Analysis **Related requirements** Any combination of education and experience that would provide the required knowledge and abilities is qualifying. A typical way to obtain knowledge and abilities would be: Education A High School Diploma or GED Equivalent is required. Graduate of an apprentice program or trade school preferred is preferred. Years of Relevant Experience 7+ years of related work experience in a commercial property setting or any similar combination of education or experience in the operation, installation, and maintenance of building systems with in-dep. **Licenses or Certifications** Candidate must possess and maintain a valid state driver’s license. Appropriate license/permit for trade as may be required, i.e. Journeyman or Master Electrician License, City License, Operators License, Steam Engineers License, etc. Should possess Universal Technician for CFC’s depending on market licensure requirements. **Knowledge, Skills & Abilities** • Experience in operation, maintenance, and basic repair of HVAC, boilers, heaters, pumps, refrigerant systems, compressors, gas lines, water systems, and the like. • Knowledgeable in energy management systems, techniques, and operations. • Thorough knowledge of all building systems operations, maintenance, and repair. • Excellent interpersonal skills in dealing with tenants, clients, and vendors. • Basic Computing Skills in Outlook, Excel & Word, including proficiency in the operation of smartphone and/or iPad/tablet, uploading .pdf files, and documents, and logging into conference meetings (e.g. BlueJeans, Teams Meetings, Zoom). **Physical Work Requirements** The conditions herein are representative of those that must be met by an employee to successfully perform the essential functions of this job.
