**About the Role:**
As a CBREMobileMaintenance Technician,you willbe responsible formaintainingsmall to medium-sized buildings,buildingsystems, and equipment.
This job is part of the Engineering and Technical Services job function. Theyare responsible forprovidingsupport, preventive maintenance, and repairs on equipment and systems.
**What** **You’ll** **Do:**
+ Conduct routine property and site inspectionsand perform maintenance asrequired.
+ Complete preventive/demand maintenance tasks (chemical treatment maintenance, filter changes, belt replacement, lubrications, cleaning of utility rooms, maintenance of fire prevention systems, testing and inspecting equipment).
+ Inspect,operate,maintainand repair boilers, chillers, HVAC equipment, pumps, generators, uninterruptible power supplies, life safety system, etc.
+ Monitor electrical power distribution system and building automation system and respond to alarms expeditiously and methodically.
+ Perform minor repairs: replace washers/faucets; clear sinks toilets and drains; replace pumps/motors; reset breakers, etc.
+ Ensure maximum energy efficiency, inspect/operate/maintain and repair mechanical/electrical systems and equipment (including boilers, chillers, HVAC equipment, pumps, generators, life safety system, etc.).
+ Ensure all equipment areoperatedin a safe and efficient manner and in compliance with all applicable government codes and regulations.
+ Install new motors and align belts to the frame.
+ Troubleshoot steam issues and replace steam traps/piping.
+ Install piping and run lines, including cast, copper, and plastic installations.
+ Replace boiler feed pumps, main circulating pumps, and mechanical seals in pump housing.
+ Troubleshoot electrical issues or controls using electrical meter.
+ Manage all contractors for work or reports, ensuring excellent communication throughout projects.
+ Replace large motors on exhaust fans and supply fans, ensuring proper alignment of belts and pulleys.
+ Conduct water testing andmaintainaccuraterecords.
+ Replace control valves and pneumatic lines, including removal and reinstallation.
+ Perform blown down of boilers and steam systems, with daily checks at designated locations.
+ Understand the sequence of operations for boilers and troubleshoot technical issues.
+ Conduct snake and camera inspections of plumbing lines and use drain machines to clean lines.
+ Prioritize work tasks andidentifyissues that impact operations,utilizingcritical thinking skills.
+ Replace large distribution pumps independently, including project management from bidding to completion.
+ Replace spline couplings from motors to pumps, realign, and torque couplings down to specifications.
+ Independently replace pump seals and troubleshoot pump-related issues.
+ Assistplumbers with clearing plugged sanitary lines and other plumbing tasks.
+ Organize and manage the backup generator for the site, including installation and regular testing.
+ Service and perform oil changes on piston compressors.
+ Troubleshoot andmaintainautoclaves in the sterile side of the hospital, including door seal replacements and pump replacements for feed water.
+ Replace booster pumps through coordination with technical support andutilizingcompany resources.
**What** **you’ll** **need**
+ Building Environmental Studies, Operating Engineer certification, Engineering Technologist, provincial trade certification of qualification, or related diploma/degree/certification;
+ 3rdclass Power engineering ticket or priormarine engineering experience is preferred/an asset
+ 10+ years of related work experience inin facilities maintenance and operations
+ Must be able to be on-call as needed
+ Must have a valid driver’s license; ability to work at multiple locations.
+ Must be available to work overtime as needed;
+ Must have Boiler experience and service of boilers, maintenance on boilers, boiler repairs.
+ Demonstrated capabilities re: accountability, judgement, decision-making, problem solving, etc.;
+ Proven ability to effectively interact with clients, tenants, management, and staff;
+ Proven ability to foster/develop/maintainrelationships with internal/external contacts;
+ Working knowledge of Microsoft Office – Excel, Word, Outlook;
+ Preference to candidates with experience preparing cost estimates and generating add-on work.
+ Applicants must be currently authorized to work in Canada without the need for visa sponsorship now or in the future
