SUMMARY:
Responsible for the preparation of documents required for Real Estate closings according to Regulatory Requirements and Secondary Market Guidelines. This includes preparation of Early Closing Disclosures on all loans. Responsible for seeing funds are sent to Settlement Agent on the morning of the disbursement and all GL tickets processed. Works with other areas of the department to ensure loans are closed with enough time to disburse and be delivered to Investor all within their lock period.

ESSENTIAL DUTIES AND RESPONSIBILITIES:
Banking is a highly regulated industry and you will be expected to acquire and maintain a proficiency in the Bank’s policies and procedures, and adhere to all laws, rules and regulations that are applicable to your conduct and the work you will be performing. You will also be expected to complete all assigned compliance training in a timely manner.
Essential Duties and Responsibilities include the following. Other duties may be assigned.
Verifies Flood Certificate in loan processing system to make sure it has been reviewed and approved by management.
Verifies Home Owner’s Insurance (HOI) declarations page including loss payee, coverage and deductibles through loan processing system.
Verifies Private Mortgage Insurance (PMI) Certificate is accurate and ensures PMI or Government Insuring costs are correct throughout file using loan processing system.
Verifies title work for accuracy and addresses, sales price, loan amount and any additional legal documents may be necessary for mortgage or deeds of trust are correct through loan processing system.
Confirms lock period covers disbursement date.
Verifies auto-debit information, if applicable, through loan processing system.
Verifies buyer and seller information throughout loan processing system.
Produces preliminary Closing Disclosure (CD) in loan processing system, sends to title company and balances with title company. Once balances, produces CD and send to Mortgage Loan Officer/Processor.
Issues complete closing package using third-party vendor to deliver to closing agent.
Initiates wire transfer through WesBanco wire system so funds will be delivered on time to closing agent.
Works closely with Loan Operations and Shipping area to resolve any post-closing issues like additional bank statements, incorrect calculations, additional insurances required, etc.
OTHER REQUIREMENTS:
Proficiency in Microsoft Office products including Word and Excel.
Ability to use loan processing software, including closing software.
Ability to accurately follow instructions on a variety of subjects.
Must work well as a member of a large team and have the ability to get along with others.
Individual must be highly motivated with the ability to work independently and prioritize multiple projects while meeting established deadlines.
Ability to work well under pressure without close supervision while maintaining satisfactory progress in multiple assignments.
Ability to calculate figures and amounts such as fees, discounts, interest, commissions, proportions, percentages and volume.
Must be willing and capable to work in an extremely busy, high stressed environment requiring above-average organizational skills and attention to detail.
Must be willing and have the ability to adjust work hours and schedule to meet cyclical workload, including overtime as necessary.
ADDITIONAL POSTING INFORMATION:
The wage range for the Mortgage Loan Closer position is $20.00-$23.00 per hour and is eligible for approved overtime. The position includes 17 days of PTO (Paid Time Off) and 5 days of STD (Short Term Disability) and 11 annual paid holidays.
