About The Role POSITION SUMMARY The Mortgage Loan Originator will have extensive contact with customers, vendors, the public, and bank staff and will interact in a professional and courteous manner and conduct him/herself in such relationships in a manner that will enhance the overall efficiency and image of the bank. This position is primarily responsible for increasing branch referrals and outside sales by generating residential mortgage loans through solicitation of individual borrowers, real estate brokers, builders, and developers. He/She is also responsible for taking residential mortgage loan applications and offers and/or negotiate terms of a residential mortgage and residential construction loan. About You ESSENTIAL DUTIES AND RESPONSIBILITIES Ability to work with and support the real estate team and support staff, while always banking in a proactive, respectful, and positive manner. Responsible for meeting sales volume and goals from internal and external referrals. Accurately and completely comply with all regulations and bank policies and procedures and actively work with compliance and quality control staff along with all peers, Division personnel, and GBCI HUB team Develop qualified leads through internal and external referrals, canvassing, face to face cold calling, direct mail, and networking the real estate community. Establish and maintain customer referral relationships with Realtors, builders, and developers. Maximize all opportunities in the process of closing a sale resulting in enhanced Division market share. Responsible for identifying and building effective networks with other professionals to maximize revenue. Demonstrate the ability to counsel and pre-qualify homebuyers, accurately and thoroughly complete applications and obtain all necessary support documents along with appropriate fee and lock-in information in compliance with mortgage lending regulations. Oversee the loan process by monitoring loan status and ensuring conformity with loan terms and agency guidelines. Assist in collecting all documentation and communicating loan status to all parties. Work with the mortgage and construction loan processors/closers at the GBCI Hub in preparing the loan file for underwriting and closing. Responsible for sourcing and developing client relationships and referrals using branch personnel to capitalize on cross-selling opportunities such as deposits, consumer loans, commercial accounts, and e-banking. Maintain contact with customers in the market area to ensure high levels of customer satisfaction. Attend all relative organizational meetings to ensure internal alignment. Maintain good working knowledge on all mortgage products the Bank offers. Must register with NMLS and maintain registration active. Must comply with applicable laws and regulations, including but not limited to, Truth-in-Lending/Real Estate Settlement Procedures Act (TRID), the Bank Secrecy Act, the Patriot Act, and the Office of Foreign Assets Control, and Community Reinvestment Act (CRA). Three or more years of mortgage lending. Previous experience in residential and mortgage lending functions. Good knowledge of FHA, VA, USDA, and conventional lending procedures. Have strong well-developed interpersonal skills to maximize business contacts and develop a working relationship with current and potential residential real estate loan customers, regulators, and secondary market contacts, as well as effectively lead and motivate a staff of subordinates. A high level of analytical ability to conduct residential real estate analysis and recommend alternatives available in cases where initial analysis revealed insufficient financial posture. Working knowledge of various mortgage regulatory guidelines (e.g., truth-in-lending, HMDA, RESPA, ECOA, FDPA, etc.) Good knowledge of real estate compliance. Good knowledge of the Microsoft Office suite. Proficiency in Ellie Mae Encompass Software and the ability to learn additional computer applications preferred. LANGUAGE SKILLS Ability to speak clearly and communicate complex information in a logical and understandable manner. Capacity to maintain tactful and productive communication in difficult situations with customers or personnel. Ability to respond effectively to the most sensitive inquiries or complaints, either in person, over the phone, through email, or video conferencing. Ability to read, analyze, and interpret the most complex documents, including but not limited to general business periodicals, professional journals, technical procedures, or governmental regulations. Skilled at writing reports, business correspondence, and procedure manuals. Ability to effectively present information to groups of managers, clients, customers, and the public, and respond to questions accordingly. MATHEMATICAL SKILLS Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs. REASONING ABILITY Ability to apply principles of logical thinking to a wide range of intellectual and practical problems. Ability to deal with a variety of abstract and concrete variables.
