A Maintenance Coordinator is responsible for overseeing and organizing maintenance activities within a geographical area. Reporting to the Regional Maintenance Director, your primary role is vendor scheduling, following up on maintenance work orders, and communicating with the maintenance teamonsite. This position is primarily administrative focus.
Job Description
ESSENTIAL JOB DUTIES:
• Coordinate and follow up on maintenance work requests.
• Communicate with Property owners, tenants, vendors, and maintenance technicians.
• Communicate and partner with property maintenance team experts to maximize efficiency.
• Ensure outstanding client relations and service (owners and residents).
• Work with vendors involving work orders and accountability.
• Maintaining inventory of shop supplies.
• Order and track maintenance supply orders.
• Vendor management through the internal vendor credentialing system.
• Manage payables for maintenance orders.
• Schedules preventative maintenance and records such activities.
COMPETENCIES:

EXPERIENCE:
• 2+ years of Multifamily Property Management experience
• Administrative experience
WORK ENVIRONMENT
This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets, and fax machines. Requires travel to properties once a month.
PHYSICAL DEMANDS
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. While performing the duties of this job, the employee may need to travel from floor to floor, climb stairs, and may be required to travel outside between buildings in varying outdoor weather conditions. The employee may also be regularly required to remain in a stationary position (sit or stand) for 85% of the time; regularly use hands to operate office machinery and regularly required to walk, talk, and hear. The employee must be able to travel up to 15% of the time. Travel may vary in frequency and duration. The employee must demonstrate the ability to
exert up to 25 pounds occasionally, and/or up to 25 pounds frequently, and/or up to 25 pounds of force constantly to lift, carry, push, pull, or move objects.

The company will not pay less than minimum wage for this role.
