Job Description
The Multifamily Superintendent will provide leadership, management, and facilitate primary point of contact communications for all construction site-related activities. Emphasis is placed on site safety program administration, quality assurance, and scheduling.
ResponsibilitiesAdminister the site safety plan, ensuring safe working conditions and addressing identified hazards.Verify that all subcontractor requirements are on file before they begin work on-site.Create, publish, communicate, and update the 4-week production level schedule.Maintain a clear understanding of the Overall Owner’s Prime Project Schedule and ensure compliance with schedule and budget goals.Understand the Construction Documents and ensure compliance with Our Client’s obligations.Identify deviations or conflicts in Construction Documents and communicate them through the resolution process.Support and help facilitate the Pavilion Quality Assurance goals, policies, and procedures.Rectify any identified non-conforming/non-compliance issues promptly.Assist the Project Manager in drafting the PUNCHLIST/DELIVERY acceptance procedures.Seek opportunities for additional training and professional development.Manage the performance of Assistant Superintendents if applicable.Provide written evaluations of Subcontractors/Suppliers at project completion.Attend and participate in various meetings, including Project Pre-Construction, Owner, Architect, and Contractor meetings.Preside over Site Coordination and Safety Weekly Meetings.Draft and communicate all critical reports and documents to ensure information is timely, complete, and accurate.Ensure compliance with Document Management Protocol and audit stored files at demobilization.Essential Skills2+ years of experience as a Construction Superintendent.At least 2 years of experience building apartment complexes or multi-family/multi-tenant projects.Ability to create look-ahead schedules, specifically a 6-week look-ahead updated weekly.Reliable vehicle to drive to job sites.Additional Skills & QualificationsExperience with Procore and MS Project is a plus.Ability to coordinate and manage New Mexico subcontractors effectively.Work Environment
The position will be based in an on-site office trailer. The work environment requires adherence to safety standards and cleanliness of the site operations.
Pay and Benefits
The pay range for this position is $43.00 - $62.00/hr.
