**Job Description**

Reporting directly to the Director of Capital Projects & Regional Operations, the Capital Projects & Maintenance Supervisor will play a key role in executing and supervising safe and effective day-to-day maintenance operations.
**Responsibilities**
Essential Duties and Responsibilities
+ Supervise and coordinate maintenance activities related to NANA’s Village Office Buildings and existing leased offices ensuring they are fully operational.
+ Utilizes maintenance tracking software for task management.
+ Assist with ordering parts and supplies as needed for Kotzebue office and NANA’s Village Office Buildings.
+ Assists with inspections of building structures as required, to determine the need for repairs or renovations.
+ Coordinates with all applicable stakeholders to ensure priorities and expectations are fully captured and executed.
+ Assists Director with developing project scope of works, specifications, and work plans that include project milestones.
+ Assists with developing project cost estimates and project budgets.
+ Tracks day-to-day activities to ensure project is complete as scheduled and within performance period.
+ May service as the project liaison for NANA Regional Corporation to ensure its interests and assets are protected from contracted third parties.
+ Assists with coding invoices for payment processing to ensure obligated funds are appropriately managed.
+ Assists with preparing maintenance project summary documents for management.
+ May supervise or provide guidance to subcontractors performing maintenance work on facilities.
+ Accountable for services which include, but is not limited to security, parking, expediting, handling incoming and outgoing freight.
_Kotzebue Properties:_
+ Works with management to plan and schedule tenant notifications for proposed projects, facility maintenance and improvements.
+ Ensures all construction activities are conducted within federal, state, and local environmental rules and regulations.
_Supervisory Responsibilities:_
+ Supervisory responsibilities are in accordance with the organization’s policies and applicable laws. Responsible for supervising and coordination of village maintenance employees. These responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
+ Assist with employee timesheets and associated recordkeeping and approvals.
Other duties that are pertinent to the department or unit’s success also may be assigned.
**Qualifications**
Minimum Requirements
+ Must be a NANA Shareholder.
+ Associates degree in business or construction management is preferred.
+ Minimum of three (3) years’ experience in construction, with emphasis in project management and estimating for small to medium sized maintenance, repair, and minor construction projects.
+ At least one (1) year of supervisory experience.
+ Proven work experience in safety with knowledge of OSHA regarding construction and general safe work practices.
+ Proficient in reading construction plans and drawings.
+ Experience in building inspections to identify and correct unsafe structures and conditions.
+ Experience with Arctic / Cold Weather environments and remote sites desired but not mandatory.
+ Applicants must possess excellent communication skills and be adept in managing multiple construction contracts from concept to completion.
+ Valid Driver’s license with an acceptable driving record to be eligible under NANA’s vehicle insurance policy.
Working Conditions and Physical Requirements
**Weather:** Occasionally exposed to moderate/harsh weather conditions; requires work be done both inside and outside.
**Noise level:** The noise level in the work environment is usually moderate, but the employee may be exposed to varying levels of noise at times when in the field or at the Red Dog Mine.
**Description of environment:** Incumbent must be able to work in less-than-ideal offices, facilities, or situations. In the field the employee will be required to walk over uneven terrain, for periods up to an hour or longer, and may be exposed to loud machinery. The overnight accommodations in villages are limited and the employee may be required to sleep on the floor or cot in a local school and bring their own provisions for meals.
**Physical requirements:** Employee is required to occasionally lift and/or move up to 35 lbs. Frequently required to sit, stand, walk, use hands/fingers to handle or feel, climb, stoop, kneel, crouch or crawl, talk/hear, see, taste/smell, and carry weight/lift.
**Travel:** Up to 25% of the time. Employee may travel to remote areas, such as the Red Dog Mine or in the NANA Region and may be required to use alternative modes of transportation, including but not limited to snow machines, boats, small airplanes, and ATVs.
The position requires reading, detailed work, problem solving, interactions with other companies including other NANA companies, reasoning, math, language, presentations, verbal and written communication, analytical reasoning, managing multiple concurrent tasks and will likely have constant interruptions.
