New Home Sales Supervisor- Onsite Role

As a New Home Sales Supervisor, you will oversee a development under construction and manage New Home Sales Agents. You will spend your time building relationships with customers, partnering with the builder, coaching your agents, and driving sales execution. You will schedule appropriate coverage, manage daily operations, ensure customer satisfaction, drive sales performance and manage escrows.

The Role:

Present design plans and conduct guided tours of available properties for potential buyers. Be the primary contact between the prospective buyer, and stakeholders on the project to help smooth over issues that could arise.

Prepare and oversee contracts, including real estate related documents for customers purchasing a new home. 

Lead and/or assist in processing completed paperwork to result in escrows closing in a timely manner.

Provide timely and consistent follow-through with current customers from initial contact to after closing.  

Maintain accurate records of all contracts and communications. 

Monitor and record daily customer traffic, utilizing company designated tracking tools.

Participate in the homeowner orientations required by the division. Where appropriate, work with customers on their builder option purchases.

Travel throughout the local community in order to self-generate sales from realtor/co-broker businesses, referrals and self-prospecting.

Attend sales meetings to review neighborhood status and sales strategies.

Independently drive sales performance: Supervise, coach, and motivate a small team of onsite New Home Sales Agents to achieve sales targets.

Create and manage work schedules for hourly employees, ensuring optimal coverage. Staff onsite New Home Sales Agents in sales center/model homes during all open hours.

Ensure high standards of customer service are maintained at all times. Independently manage and resolve customer complaints or concerns with discretion, ensuring swift and effective solutions.

Safety and compliance: Ensure the sales site operates in compliance with company policies, procedures, and industry regulations.

Provide updates to clients regarding phase progress and maintain a solution oriented mindset.

Lead and/or assist in processing completed paperwork to result in escrows closing in a timely manner. As a New Home Sales Supervisor, you will show homes, draft contracts and handle escrow proceedings through to close, maintaining frequent communication with the buyer(s). 

Prepare and provide the local Market Manager with daily/weekly progress updates. This will include, but is not limited to customer engagement, follow up, CRM data and contract/escrow progress updates from New Home Sales Agents.

Partner with the onsite development team, facilitate updates and attend progress meetings. 

Qualifications: 

Active and unrestricted real estate license.

Minimum 3 years of experience in a real estate sales supervisory role, contractual experience and new home sales.

Deep understanding of market trends including local community.

Concise communication, strong attention to detail and customer service focus.

Highly skilled in guiding a customer through the home buying process from beginning to end.

Proficiency with technology including email, smartphones, and the ability to learn Redfin and builder CRM. 

Ability to operate independently and exercise a high degree of independent judgment.

Project management experience preferred. 

Reliable mode of transportation. The job is 100% onsite at the development.

Availability to work evenings, weekends and holidays. Role will be required to work onsite 10am-6pm.

The compensation information below is provided in compliance with all applicable job posting disclosure requirements.

Total Potential Annual Earnings Range: $ 143,000-$188,000, comprised of Base Pay of $68,640 and additional variable incentive compensation.  Total Earnings will depend on varying circumstances, including individual qualifications, market conditions, and other operational business needs.
