Kadiak, LLC, a Koniag Government Services company, is looking for a highly qualified, experienced and self-motivated individual to perform the duties of an On-Site Maintenance Supervisor. The On-site Maintenance Supervisor will plan, direct, and coordinate the operations of multiple federal buildings in a campus environment. The on-Site Maintenance Supervisor will plan, coordinate and supervise all maintenance activities at the EPA Campus located at 26 W. Martin Luther King Blvd in Cincinnati, OH as well as 4 satellite locations within 25 miles of the Main Campus. Company vehicle is provided. This involves overseeing routine maintenance, preventative maintenance programs, inspection schedules, and emergency repairs. The Supervisor will manage a team of maintenance technicians, contractors and vendors to ensure work is completed safely, on time and within budget. Core responsibilities include assigning work orders, managing maintenance schedules and inventories, ensuring compliance with regulations, and implementing best practices for building operations. Normal Duty Hours are from 7:00 a.m. to 3:30 p.m., Monday through Friday. You will also be identified considered “essential personnel” for emergency response and surge support needs. **Essential Functions, Responsibilities & Duties may include, but are not limited to:** + Responsible for assisting the Program Manager managing in-house prime contractor personnel as well as subcontractors. + Supervise and provide technical guidance to a team of maintenance technicians, contractors and vendors + Develop and implement preventative maintenance programs to maximize equipment life + Schedule routine maintenance activities and oversee completion of repairs and projects + Manage service requests and assign work orders to appropriate staff/vendors + Conduct inspections of buildings, grounds and equipment to identify issues + Ensure buildings, systems and equipment meet all safety codes and regulations + Control maintenance inventory and order supplies as needed + Oversee contractors/vendors and ensure work meets quality standards + Prepare reports on maintenance activities, costs, requirements and future projects + Develop and manage annual maintenance budgets across managed facilities + Identify opportunities for energy/cost savings and process improvements + Ensures project completion is on time and within budget. + Assists in the development and implementation of program policies, processes, procedures and monitoring the achievement of program objectives. + Provides reliability recommendations involve knowing your equipment, install dates, preventative maintenance (PM) reports, and knowing recommended rebuilds from manufacturers. + Recommends cost savings and usage reliability and equipment upgrades or replacements if needed. **Requirements:** + High school diploma or equivalent, + 5+ years of facilities maintenance and supervision experience + In-depth knowledge of building systems, equipment, materials and maintenance best practices + Strong understanding of relevant codes, regulations and safety standards + Proven organizational, leadership and communication abilities + Excellent problem-solving and decision-making skills + Proficiency with computerized maintenance management systems (CMMS) + Valid driver's license **Required Skills and Core Competencies:** + Proven leadership skills and ability to effectively manage teams + Continuous Improvement, Proactive Management methodologies + Excellent verbal and written communication skills + Proficient with MS Office suite and maintenance management software + Ability to read and interpret technical manuals, blueprints and drawings + Comprehensive knowledge of: + HVAC + Electrical + Plumbing + Refrigeration + Fire protection, + Toxic gas detection + Combustible gas detection + Pneumatic control, and other building systems + Strong commitment to enforcing safety standards and procedures + Outstanding organizational skills and ability to prioritize tasks + Expertise in inventory management and maintenance budgeting + Building Automated Systems (BAS) **Desired Skills and Additional Competencies:** + Prior experience managing multi-site facilities maintenance operations + Professional certification in facilities management + Familiarity with building automation systems and energy management technologies + Federal Government/Department of Defense facilities management experience + Security clearance **Working Environment & Conditions** This job operates in a professional office environment and has a noise level of mostly low to moderate. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. This position is primarily indoors, consistent with a standard office position and has a noise level of mostly low to moderate. The incumbent is required to stand, walk; sit; use hands to finger, handle, or feel objects, tools, or controls; reach with hands and arms; talk and hear. The workload may require the incumbent to sit for extended periods of time. The incumbent must be able to read, do simple math calculations and withstand moderate amounts of stress. The incumbent must occasionally lift and/or move up to 25 lbs.
