We are seeking a dedicated individual to provide essential community support to our residents, property management team at one of our beautiful communities in St. Petersburg, FL.

What is the Compensation?

The hourly rate starts at $25-30.00+ per hour based on experience.

The Maintenance Supervisor is responsible for maintaining, and enhancing the community with preventative maintenance and hands on projects to support safe and quality living at our community.This position is responsible for organizing, performing and supervising operations of the community maintenance program for the building and grounds. This position requires the ability to perform routine maintenance tasks and requires a general knowledge of electrical, plumbing, painting, housekeeping, and other related fields.

RESPONSIBILITIES(Including but not limited to)

\n\nConduct daily/weekly/monthly inspections of the pool, community, grounds, maintenance shop, storage rooms, common areas, building exteriors.\nBe hands on with onsite projects and for larger projects requiring contractors to be able to oversee and maintain contact and communication between the contractors and management team on site.\nDevelop and streamline preventative maintenance programs for the common areas and buildings. Responsible for ensuring the maintenance schedule is adhered to and vendors are scheduled in timely manner to complete preventative maintenance tasks.\nReview practices and priorities of maintenance and repairs needed at the property, daily.\nMonitor and assist team members with ongoing preventive maintenance plans and\nManage staffing schedules.\nUtilize work order system to address maintenance related tasks throughout the community. Responsible for organizing, delegating and ensuring timely completion of open work orders.\nUnderstand Association’s and Owners’ responsibilities to maintain.\nEnsure that the maintenance staff are trained and competent in their job duties.\nEnsure that there is a sufficient inventory of supplies and materials at the building.\nConduct an annual inventory of the maintenance tools, parts and supplies, maintain inventory records.\nEnsure that maintenance, custodial and landscape staff adhere to OHSA requirements and implement safety procedures.\nIdentify potential issues during inspections, propose plan of action and follow-up for completion within a specific time frame.\nObtain competitive bids for projects that are beyond the scope of the maintenance team.\nAttend trainings and to maintain current knowledge of legal codes and requirements.\nProvide technical expertise, information, and assistance to the Community Manager.\nPrepare weekly activity summary report.\n\n Requirements

QUALIFICATIONS

\n\n3-5 years of relevant maintenance experience in a community environment.\nMust be able to use a computer with emphasis on Microsoft Excel, Word, and Outlook.\nMust have excellent customer service skills, strong attention to detail.\nWorking knowledge of pool service/maintenance required, CPO a plus.\n\n\nHigh school diploma or GED equivalent preferred\nMust be able to work weekends and be available for on-call emergencies.\n\n

WORK ENVIRONMENT

\n\nRequires, digging, and performing physical activities associated with ground maintenance.\nRequires the ability to climb and use ladders, ability to climb on roofs as necessary.\nMust be able to lift up to 35lbs, independently.\nWork 8-10 hours shifts, standing, bending, and doing manual labor.\nThis position requires being able to work in all outdoor elements.\n\n
