This position will require strong technical, mechanical, analytical, and administrative skills necessary to operate and maintain client properties and critical environment systems and components.  The primary focus of this position will center on providing high levels of customer service to clients, on-site operations and on-call plant operational support when needed. The Critical Environment Engineer will have a thorough understanding of all aspects of building and client operations, HVAC, electrical, plumbing, CMMS platform usage, emergency response procedures and general building maintenance.  

Must be able to operate as a team member, support the Chief Engineer and entire engineering team, organize, and prioritize multiple tasks, work independently and have strong customer service skills capable of supporting a wide range of clients, contractors and co-employees.

Responsibilities        

o    Completing work assignments with limited supervision, thoroughly and efficiently.  This includes but is not limited to: 

o    Operating, maintaining, troubleshooting, and repairing building equipment related to the efficient operation of the building equipment and client systems equipment and components.

o    Responsibilities may include but are not limited to all types of building equipment, including, HVAC, mechanical, electrical, plumbing, controls (DDC & pneumatic), emergency generators and fuel oil systems.

o    Additional job responsibilities of the critical environment engineer will include supporting the property maintenance team, working assigned customer service requests, effective and efficient use of the CMMS platform, participate with construction and capital projects.

o    Assist Chief Engineer with completion of JLL compliance program and associated documentation to achieve compliance at your required account location and client driven KPI’s and SLA’s.

o    Maintain good tenant/client relations through prompt and courteous response to service request, emergency responses that are within the guidelines set forth by the client and JLL.

o    Perform predictive maintenance, preventative maintenance, maintenance routines, emergency responses and service requests as directed by the chief engineer, JLL, the client and the IFM management team.

o    Occasionally assist contractors and ensure contracted services are being performed safely and in accordance with established work standards and practices in compliance with JLL standards.

o    Maintain the condition of the property and client equipment which includes cleaning, inspecting, calibrating, diagnosing, and repairing and maintaining the building HVAC’s and client critical environment system and associated equipment to perform at optimum performance levels at all times.

o    Review monthly client service request summaries to pinpoint and correct recurrent operational problems.

o    Evaluate vendors and suppliers on a regular basis regarding quality of workmanship, competitive pricing, and timely responses to request for services and emergency response.

o    Records readings, conduct building rounds, inspect fire prevention and suppression equipment, and make necessary equipment and operating procedure adjustments where necessary.

o    Complies with JLL/client departmental policy for the safe storage, usage, and disposal of hazardous materials, refrigerant monitoring, and leak reporting protocols.

o    Maintain a clean, organized base building, client and engineering spaces, critical environment, and mechanical room facility always.

o    Perform periodic checks of tool and instrument inventory.

o    Monitors the quality and pricing of maintenance work performed by outside contractor.

o    Maintain and repair locks, locking mechanisms, closers, doors, controllers.

o    Maintain and complete documentation for fire extinguishers, fire suppression systems, building alarm contacts, and other building fire life safety systems.

o    Maintain and repair single phase electrical breakers, switches, receptacles, junction boxes, conduit, lights, lighting control systems and lighting ballasts.

o    Maintain and repair plumbing components including toilets, urinals, lavatories, flush valves, water fountains, sinks, drains, water heaters, piping, and sump pumps, and kitchen equipment as directed.

o    Provide all other building maintenance, repair, and restorative procedures as directed by the Chief Engineer and IFM account leadership.

o    Prepare, prime and paint building interior and exterior surfaces.

o    Perform general Handyman tasks to maintain buildings.

o    Able to always work in a team structure and/or independently.

o    Occasional overtime and holiday work will be required. 

  

Qualifications

o    5 - 7 years of construction, HVAC, building engineering and critical environment systems and components.

o    HVAC Trade, electrical trade or maintenance or engineering License preferred.

o    High school diploma or GED equivalent, trade school a plus.

o    Experienced with various types of hand tools and use of diagnostic equipment.

o    Ability to operate electric hand tools, using electrical meters and diagnostic tools,

o    Physically able to work on a ladder, carry tools and lift and carry up to 70 pounds

o    Able to work in close spaces such as closets, crawl spaces and able to work on roofs of buildings.

o    Ability to diagnosis problems, make sound decisions, prioritize, schedule and complete multiple tasks while not impacting client operations.

o    Proven safety record and compliance to safe work practices

o    Interpret engineering drawings and equipment manuals.

o    CFC Universal Refrigerant Certification a plus.

o    Proficient computer skills including e-mail, word and excel and Smartphones.

o    Exposure to a CMMS system beneficial.

o    Possess a Universal CFC certification.

Estimated total compensation ran for this position is:

62,000.00 – 90,000.00 USD per year

The pay range listed is a total compensation range including bonus, if applicable. The provided range is an estimate and not guaranteed. An employment offer is based on applicant’s education, experience, skills, abilities, geographic location, internal equity and alignment with market data.
