Job Description Summary

Work under general supervision of the Sr. Engineering Manager or Facilities Manager at a GMP regulated facility maintaining FDA quality standards.

Job Description

Initial three-month training period to gain site familiarity may require work on varied shifts.

• Ensures optimum and efficient operations of steam plant, chilled water, and other electromechanical systems to achieve various facility operating strategies

• Perform all work assigned within the constraints of the CBA and in accordance with all company and customer standards, policies, and safe work practices

• Maintain compliance with all Department Operating Procedures and Standard Operating Procedures

RESPONSIBILITIES:

• Operate, maintain, adjust, and repair machines and equipment used to process and distribute: steam, process water, condensate and condenser, conditioned water for both heating and cooling, water for human consumption, sanitation and waste water, oil and gas, environmental monitoring of air and exhaust gasses, and compressed air and other utilities.

• Operate and maintain building support equipment, including: cooling towers, evaporative condensers, centrifugal, reciprocating and scroll refrigeration equipment, variable volume fan systems, centrifugal and axial fans, heat pumps, pumps, compressors, generators, steam traps, heat exchangers, filters and filtration systems, louvers, vanes, mixing boxes, and other equipment.

• Operate, maintain and adjust equipment using automated controls that conveys and distributes electricity to support the facility and building equipment.

• Perform scheduled inspections to verify equipment and facilities are functioning within limits; observe, listen, and use test equipment to detect, document and repair leaks, malfunctions, and defective parts on machinery and systems.

• Verify operating conditions of system operations at specified intervals by observing and interpreting readings on various gauges, meters, charts, and displays.

• Log system operation and performance such as: run time, pressure, temperature, water levels, electrical load, analysis of flue gases, generator balance and equipment status.

• Conduct process water testing using specified chemicals to maintain effectiveness; make necessary adjustments to pumps, softeners, and controllers.

• Maintain equipment and machinery in working order by performing preventive maintenance and such tasks as tightening fittings, repacking bearings, replacing packing glands, gaskets, valves, recorders and gauges, and cleaning, repairing, and replacing equipment or other components, using hand tools and power tools.

• Provide work direction or assistance to other trades, to complete tasks related to operating and maintaining equipment and systems.

• Ensuring compliance with relevant regulations, building codes, and health and safety standards.

Minimum Requirements:

• 5 or more years of Boiler Maintenance experience in a Bio-medical, Pharma environment; may be offset with relevant industrial technical training

• Proven record of providing excellent internal and external customer service

• Current State of Connecticut OE2 or S2 license

• High School diploma or GED.

Knowledge:

• English comprehension and Mathematics (Basic Level).

• Understand building automation system methods and control logic such as Honeywell, Siemens, and Delta V Building Automation Systems.

• Operating within a Computerized Maintenance Management System (CMMS).

• Safety, health, and environmental rules and regulations policies and procedures.

Skills:

• Excellent verbal and written communication skills and the ability to interact effectively at all levels.

• Organized and self-motivated.

Abilities:

• Work skillfully with hands

• Lift and carry objects weighing up to 50 pounds

• Climb and maintain balance on ladders and scaffolds; and stand, stoop, kneel, or crouch while performing duties

• Work in cold, hot, and wet environments

• Follow established policies and procedures and work within precise limits

• Work independently within a team environment to assist others as needed

• Operate and maintain wide variety of maintenance tools and equipment

• Adapt to rapidly changing priorities based on business needs, unscheduled extended shift work and overtime is to be expected

• Pass pre-employment physical with drug screen and physical capabilities test

May be only maintenance staff member on duty during certain shifts; may be required to work extended periods of time without relief when responding to priority/emergency situations (including overtime type assignments); may require shift work and/or on call duties

WORK ENVIRONMENT
This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. Regularly required to travel outside between properties in varying weather conditions.

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
• Must have ability to stoop, stand, climb, frequently lift a minimum of 50 lbs. of equipment (pumps, tools, ladders) and safely install rigging/lifting devices
• Regularly required to crouch and reach to install/move equipment by bending forward at the waist or by bending legs and spine
• Involves movement between departments, floors, and properties to facilitate work
• Ability to speak clearly so others can understand you
• Ability to read and understand information presented orally and in writing
• Regularly required to utilize vision abilities, allowing reading of printed material, drawings, and schematics
